VP of Operations

Our client, a New Jersey based entertainment provider, is searching for a VP of Operations with a focus on facilities and maintenance (both inside and outdoors) including engineering, electrical, fire, waste handling, docks, logistics, and general "housekeeping"

In this role YOU will:

• Provide managerial direction/control of departmental activities by planning, directing, and reviewing the activities/operations of the department.
• Provide leadership/focus on energy management including improving efficiencies and operations of all mechanical, electrical and lighting systems.
• Manage all utility contracts/expenses and ensure our client has optimal rates for electric, gas, waste and water and reliable service from providers.
• Manage landlord delivery of utilities to tenants which includes oversight of all delivery equipment and metering systems and accurate recording for billing purposes and coordinate with finance.
• Establish/manage internal policy, protocols and procedures as related to our client, their property, general liability and workers comp insurance programs.
• Develop/manage departmental budgets, expenses, P&L and contracts for operations including repairs, maintenance and capital expenditures.
• Research, recommend and implement new net profit programs which significantly impact our client (i.e. reduce expenses, improve standards, or increase profitability). This will include reducing expenses through mechanical and electrical efficiency capital recommendations and implementation.
• Ensure effective use of AI tools (Chat GPT/Co-Pilot, etc.) by entire operations team for learning, problem solving and decision making with an emphasis on improving operations, efficiency and reducing expenses.
• Oversee/manage the cleanliness of the facility.
• Ensure external operations vendors are adhering to contract commitments.
• Ensure operational teams are properly utilizing and managing logbooks for work order tickets, OSHA compliance, DCA compliance and other regulatory agency compliance needs.
• Establish/manage a proactive preventative maintenance program.
• Works closely with the construction/development teams to ensure project completion in a safe manner.
• Support events and group sales by assisting with operational needs to execute property wide events.
• Manage/coordinate responses to emergency situations as required.
• Gather and analyze management information for presentations.
• Regular, reliable, and consistent operational presence and support which includes a rotation of weekends and holidays.

Desired Qualifications:

• Bachelor's degree from an accredited institution in Facilities Management, Building Construction and Engineering, Architecture, or related field with 8-10 years commercial building operations management experience to include knowledge of: building materials and construction techniques, construction documents including blueprints, mechanical and electrical design and operation, automated building management systems, life/safety systems and utility services.
• Working with local and state agencies related to property operations
• Demonstrated skills in commercial property financial management, negotiations of service and contract agreements with contractors and service providers.
