What are the responsibilities and job description for the Senior Property Manager position at Martin Commercial Properties?
Martin is seeking an experienced, dynamic Commercial Property Manager to join our collaborative team of professionals and manage a portfolio of multiple and/or single-building commercial real estate properties.
As Senior Property Manager you are accountable for all facets of performance and owner communication including but not limited to operations, financial, marketing and leasing. This is an onsite position based in our East Lansing office.
Key Responsibilities
- Coordinate management responsibilities with administrative staff, assistant property managers, facilities manager, property managers, maintenance, leasing, and accounting.
- Responsibility for the preparation, presentation and content of the annual operating budget and monthly financial reporting package for assigned portfolio.
- Assist team as needed in developing, recommending, and implementing annual budgets.
- Communicate regularly with tenants, clients and internal staff to provide clear and concise direction and supervision.
- Direct leasing towards ownership objectives and assist in driving results.
- Responsible for meeting departmental and company objectives and timelines.
- Work processing – oversee work orders, preventive maintenance work, capital work, project management, move-in and move-out coordination and communication.
- Direct internal and third party to perform routine and preventive maintenance. Maintain and update preventative maintenance logs and follow-up accordingly.
- Manage and negotiate all lease renewals in conjunction with client and assist team as needed.
- Prepare lease proposal forms, lease document, communication to tenant/leasing representative. In some cases, may have final approval authority of lease abstracts and final document output.
- Prepare monthly written report to include month-end owner package in collaboration with accounting.
- Prepare assessments and submit with each lease proposal.
- Route/authorize all payments from client operating account. Follow up on all accounts receivable.
- Judgement and ability to handle emergency situations (fire, evacuation, equipment failure, etc.), provide corrective actions and communicate with all parties for action plan and solutions.
- Provide guidance and direction to team as needed in emergency situations and make recommendation founded on facts and follow through for corrective actions.
- Analyze property management issues and assess and secure detailed proposals to coordinate work or repairs as required with vendors and maintenance staff.
- Utilize a proactive approach when dealing with investment objectives – communicate clearly and provide ideas and insights to drive bottom line profitability.
- Conduct regular site inspections to ensure quality assurance and efficient service.
- Provide insight, advice and direct clients appropriately to other Martin service lines should the need arise.
- Spearhead and assist in new business pursuits and contract negotiations.
- All other tasks related to the assigned portfolio and company objectives.

Ideal Job Requirements
- Bachelor’s degree
- 5 years related commercial real estate industry experience
- Real Estate Salesperson License with State of Michigan
- Intermediate skills with Microsoft Office, particularly Excel.
- Working knowledge of Yardi software preferred
- Commercial designation preferred (CPM, ARM)
