Land Agent – Reno, Nevada

Position Summary

The Land Agent is responsible for acquiring, managing, and maintaining land rights to support utility, transmission, and infrastructure projects across Nevada. This role ensures all easements, permits, title work, and stakeholder engagements are completed in compliance with state and local regulations. The ideal candidate is experienced in negotiations, real estate documentation, and working with landowners, municipalities, and regulatory agencies.

Key Responsibilities

• Secure right-of-way (ROW) and land rights for transmission, distribution, and substation projects.
• Conduct title research, due diligence, and land records reviews to identify encumbrances and ownership details.
• Negotiate easements, leases, temporary workspaces, access agreements, and land purchases.
• Coordinate with engineers, project managers, permitting teams, surveyors, and environmental specialists.
• Maintain accurate documentation, project files, communication logs, and acquisition status reports.
• Support permitting efforts by submitting applications to local/state agencies and attending hearings when required.
• Resolve landowner concerns and facilitate positive relationships with external stakeholders.
• Ensure compliance with company standards, state real estate laws, and utility regulations.

Required Qualifications

• Bachelor’s degree in Business, Real Estate, Land Management, Environmental Studies, or related field OR equivalent experience.
• 3–5 years of experience in land acquisition/ROW for utility, energy, infrastructure, or transportation projects.
• Strong negotiation and interpersonal skills.
• Working knowledge of real estate law, contracts, easements, and title research.
• Valid driver’s license; ability to travel across the Reno/Northern Nevada region.

Preferred Qualifications

• Experience with Western utility projects (NV Energy, PG&E, regional T&D projects).
• IRWA certification (SR/WA, RWA, or comparable).
• GIS/Site drawing familiarity.
