Project Estimator

About the Role

Manuel Commercial is seeking a detail-oriented and collaborative Project Estimator to join our team. This role is responsible for working closely with clients, business partners, and internal project teams to manage and develop project preconstruction services and estimates. The ideal candidate is highly organized, analytical, and skilled at building strong relationships with subcontractors and vendors.

Key Responsibilities

Estimating & Preconstruction

• Prepare conceptual and schematic estimates to establish cost benchmarks.
• Develop final “For Construction” estimates.
• Perform detailed quantity takeoffs and surveys.
• Gather historical project data to support development of accurate unit pricing.
• Develop project preconstruction schedules.

Bid Management

• Lead bid day operations and coordinate with the project team.
• Identify and develop bid packages and scopes of work.
• Coordinate with bidders and ensure adequate bid coverage.
• Issue invitations to bid and maintain effective communication with subcontractors and vendors.

Project Coordination

• Review and manage project drawings, sketches, details, files, and directives.
• Collaborate with architects and the design team throughout preconstruction.
• Lead estimate review meetings with operations teams and support resources.

Data & Resource Management

• Develop and maintain estimating templates and databases.
• Identify, qualify, and build relationships with subcontractors and vendors in key markets.
• Maintain subcontractor and vendor databases to ensure accurate project resources.

Education & Experience

• Bachelor’s degree in Construction Management preferred.
• Minimum of 3 years of experience in commercial preconstruction or estimating preferred.

Skills & Qualifications

• Strong organizational and planning abilities.
• High attention to detail with exceptional analytical skills.
• Excellent written and verbal communication skills.
• General knowledge of estimating software.
• Technical writing skills a plus.
• Innovative and proactive mindset.
