What are the responsibilities and job description for the Construction Project Manager - Mission Critical/Data Center CONSTRUCT position at Management Alliance Programs, Inc?
Seeking experienced Senior Project Managers to lead electrical scopes on hyperscale data center projects.
The Senior PM functions as day-to-day project leader on the assigned building or phase, owning schedule, cost, manpower, safety, quality, and client relationships from preconstruction through closeout.
This is not a generalist construction role. The successful candidate will operate in a high-velocity, schedule-driven environment with sophisticated owners, large IBEW field crews, complex change order environments, and direct exposure to ERMCO executive leadership and JV partners.
Core Responsibilities
Project Leadership
• Serve as senior on-site representative for the assigned scope, building, or phase.
• Lead all project controls activities: budgeting, forecasting, cost-to-complete, EAC/ETC reporting, and earned value tracking against the original estimate.
• Manage and mentor Project Managers, Assistant Project Managers, project engineers, and project administrators on the assigned team.
• Interface directly with GC project executives, owner representatives, design teams, and commissioning agents.
Schedule and Production
• Develop, maintain, and defend the electrical scope schedule in coordination with the GC's CPM scheduler (typically Primavera P6).
• Translate schedule requirements into manpower curves, material call-off dates, and equipment delivery sequences.
• Identify schedule risk early and lead recovery planning when slippage occurs.
• Coordinate with field superintendents on look-ahead planning, sequencing, and trade-stacking resolution.
Cost and Contract Management
• Own the project P&L for assigned scope.
• Manage the change order process end-to-end: identification, pricing, narrative development, submission, negotiation, and closeout.
• Review and approve subcontractor and vendor invoices, validating against schedule of values, rate agreements, and contractual basis.
• Maintain estimate-vs-actual cost tracking with sufficient granularity to support both internal forecasting and owner/GC reporting.
• Administer the prime subcontract, partner agreements, and lower-tier subcontracts in accordance with contractual obligations.
Procurement and Vendor Management
• Drive equipment procurement strategy in coordination with procurement team for long-lead items (switchgear, transformers, generators, UPS, busway, cable).
• Manage submittal logs, expediting, and delivery coordination.
• Oversee subcontractor performance for assigned scope (e.g., excavation, concrete, testing, commissioning support).
Workforce and Safety
• Partner with field leadership and workforce planning on manpower forecasts, traveler strategy, and ramp plans.
• Reinforce safety culture and ensure compliance with owner, GC, and safety requirements.
• Operate effectively within an IBEW workforce environment.
Client and Stakeholder Relationships
• Build and maintain trusted-advisor relationships with GC and owner counterparts.
• Represent professionally in OAC meetings, partner meetings, and executive briefings.
• Position favorably for follow-on buildings, campus expansions, and future awards.
Required Qualifications
• 10 years of construction project management experience, with 5 years on mission critical, hyperscale data center, semiconductor fab, or comparable large-scale industrial projects.
• Demonstrated ownership of projects or scopes valued at $50M (electrical scope or larger total contract value depending on background).
• Working knowledge of hyperscale owner standards and GC operating models (Holder, Turner, Clayco, DPR, Mortenson, Gilbane, or equivalent).
• Fluent in CPM scheduling concepts; able to read, interpret, and challenge a P6 schedule.
• Strong financial acumen: budgets, forecasts, cost coding, change management, and project accounting.
• Proven track record managing change orders in sophisticated owner environments.
• Experience working in or alongside IBEW workforce environments strongly preferred.
• Proficient in Procore, Bluebeam, Microsoft Project or P6, and Excel-based cost tracking.
• Ability to relocate or travel to project site full-time.
Preferred Qualifications
• Bachelor's degree in Construction Management, Electrical Engineering, or related field.
• Prior experience as a Senior PM or Project Executive on a Google, Meta, AWS, or Microsoft project.
• Experience with JV or partner-contractor structures.
• OSHA 30, PMP, or equivalent credentials.
