This role is ideal for hands-on technicians with strong handyman, electrical, HVAC (cooling), mechanical, and plumbing skills who thrive in fast-paced, mission-critical environments.Former apartment maintenance technicians and multi-trade maintenance professionals are highly encouraged to apply.Work ScheduleTraining Schedule:2nd Shift: 3:00 PM 11:00 PM CST (MondayFriday)Post-Training Assigned Shifts:11:00 PM 7:00 AM CST (Sunday night Friday morning) OR11:00 AM 7:00 PM CST (MondayFriday)On-Call Rotation:One weekend every 56 weeks (Saturday & Sunday)Overtime:Approximately 38 hours per monthKey ResponsibilitiesGeneral Facilities & OperationsPerform routine building rounds, readings, and inspectionsComplete assigned work orders in a timely mannerWalk building spaces regularly to monitor temperature irregularitiesMaintain keys for all building spaces; organized and readily accessibleAssist Operations Manager with inspections, vendor coordination, bids, and projectsAddress items identified during ownership walk-throughs (snag/action lists)Monitor utility usage and support energy management initiativesPatrol building interiors and exteriors; maintain cleanliness of lots and walkwaysAssist with snow removal, salting, and grounds maintenance as neededPerform touch-up painting and drywall patchingTroubleshoot miscellaneous facility and operational issuesMeet with contractors, monitor and oversee subcontracted workReport facility issues to immediate supervisorMechanical / HVACPerform daily checks of mechanical equipmentMaintain HVAC systems, pumps, motors, VFDs, boilers, and related equipmentRespond to HVAC and cooling-related service callsCheck chemical treatment systemsInspect roofs, drains, and access equipment as directedElectricalInspect interior and exterior lighting systemsReplace bulbs, ballasts, and fixtures as neededSafely troubleshoot electrical systems up to 480VMonitor and escalate issues with access control and CCTV systemsPlumbingPerform minor plumbing repairs and routine plumbing maintenanceRespond to plumbing service requests as neededAdministrativeMaintain detailed logs of maintenance activitiesAccurately document issues and repairs per established proceduresSafety & ComplianceFollow all OSHA, company, and site-specific safety regulationsUse required PPE including hearing protection, eyewear, and safety shoesAdhere to all site-specific processes including MOPs, SOPs, and EOPsComply with all required COVID-19 protocolsWork safely at heights up to 30 feet and lift up to 50 lbs regularlyQualificationsStrong general maintenance and handyman skill setWorking knowledge of mechanical, electrical, HVAC, and plumbing systemsAbility to work in a critical environment (prior experience a plus, not required)Excellent customer service and interpersonal skillsAbility to work independently and as part of a teamWillingness to work overtime, on-call rotations, weekends, and varied shiftsAbility to follow strict procedures and adapt to unforeseen challengesPunctual, reliable, and professionalValid drivers license and reliable transportation (required)
