Majestic Developers is seeking a Construction Project Manager to lead ground-up mixed-use developments across retail, office, and multifamily projects. This role manages projects from preconstruction through closeout and requires strong control of cost, schedule, subcontractors, and field execution.
We are looking for a Project Manager who understands how projects actually run in the field, identifies risk early, and maintains financial and schedule discipline throughout construction.
Project Profile
- Ground-up mixed-use developments including retail, office, and multifamily
- Typical project size ranging from $5M to $40M
- Delivery methods include GC as GMP plus fee and other CM delivery models
- Experience working under AIA contracts
What You’ll Do
Preconstruction & Planning
- Review and coordinate architectural, structural, MEP, and civil construction documents
- Participate in constructability reviews and value engineering efforts
- Identify scope gaps, conflicts, and coordination risks
- Support subcontractor buy-out strategies and bid leveling
- Identify long-lead items and support procurement strategies
- Assist with site logistics planning, phasing, access, and material laydown
Risk & Financial Control
- Proactively identify cost and schedule risks and recommend mitigation strategies
- Maintain continuous awareness of project financial health and forecasted profitability
- Prepare and review AIA pay applications including G702 and G703
- Manage Schedule of Values, cash flow, and draw tracking
- Review and negotiate change orders and pricing proposals
- Track contingency usage, cost variances, and forecast impacts
Schedule & Execution
- Manage and update CPM schedules
- Develop two-week and four-week look-ahead schedules
- Coordinate trade stacking, sequencing, and workflow
- Develop recovery schedules when delays occur
- Quantify schedule impacts related to weather or unforeseen conditions
Subcontractor & Field Leadership
- Manage subcontractors, vendors, and trade partners
- Source and onboard subcontractors as needed
- Partner closely with the Superintendent to align manpower, sequencing, and site logistics
- Make day-to-day field decisions within delegated authority
- Resolve trade conflicts while protecting cost, schedule, and quality
Quality, Safety & Closeout
- Participate in QA and QC planning and field verification
- Coordinate mock-ups and benchmark installations
- Track deficiencies, punch lists, and corrective actions
- Support jobsite safety efforts and OSHA compliance
- Coordinate project closeout including as-builts, O&M manuals, warranties, and turnover
Documentation & Systems
- Lead or support OAC and subcontractor meetings
- Prepare meeting minutes and track action items
- Manage RFIs, submittals, addenda, and change orders
- Maintain accurate project documentation and photo records
- Work within Autodesk Construction Cloud to enforce version control
Owner & Lender Interface
- Support bank draw walkthroughs and inspections
- Assist with lender reporting and progress narratives
- Clearly communicate cost and schedule status
What We’re Looking For
- Five or more years of commercial construction project management experience
- Experience delivering ground-up mixed-use developments
- Strong understanding of construction documents and field operations
- Working knowledge of GMP plus fee and CM delivery methods
- Familiarity with AIA contracts
- Experience using Autodesk Construction Cloud or similar platforms
- Clear communicator who remains calm, decisive, and financially aware
Education & Credentials
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred, or equivalent practical experience
- OSHA 30 is valued or willingness to obtain
- Proficiency with CPM scheduling tools such as Primavera P6 or Microsoft Project
- Authorized to work in the United States
Reporting & Location
- Reports to the Director of Construction
- Texas-based projects with local travel and regular jobsite presence
