Macdonald & Company is exclusively retained by a leading multifamily and student housing developer and investor to appoint an Asset Management Associate to support the performance and strategic oversight of a growing national portfolio. This position will play an important role in helping maximize asset value through financial analysis, operational insight, and collaboration with internal teams.
The Asset Management Associate will work closely with senior leadership, operations, and property accounting teams to evaluate performance, support transactions, and provide data-driven recommendations that enhance investment outcomes across the portfolio.
Key responsibilities:
Transactions
- Support asset level transactions by organizing and reviewing diligence materials and assisting with responses to broker and investor inquiries during disposition or recapitalization processes.
Financial analysis and reporting
- Conduct financial analysis related to capital events including refinancing, recapitalization, and other strategic initiatives. Assess the potential impact of these actions on investment returns, yield metrics, and loan covenants across the portfolio.
- Review property level financial packages and identify key performance drivers, operational trends, and areas of variance. Prepare summary materials and investment reporting for internal stakeholders and capital partners.
- Partner with internal operations and accounting teams to ensure reporting deadlines are met and that portfolio performance is accurately reflected in investor communications and internal reporting.
Operational analysis
- Provide analytical support to the asset management team across operational initiatives including leasing strategy, marketing performance, financial planning, and property operations.
- Work alongside the operations team to review proposed operating budgets, evaluate assumptions, and track property performance relative to those budgets throughout the academic leasing cycle.
Leasing and market analysis
- Monitor both national and local leasing trends across key markets and evaluate portfolio performance relative to competitors. Provide recommendations regarding pricing, leasing strategy, and market positioning.
- Travel periodically to portfolio markets to evaluate asset performance and perform competitive property analysis.
- Assist with retail leasing activity where applicable, including reviewing lease proposals, supporting negotiations, and maintaining relationships with commercial tenants.
Qualifications:
- Bachelor’s degree in Finance, Real Estate, Economics, Business, or a related discipline.
- Approximately two to five years of experience in asset management, real estate private equity, investment banking, or a related analytical role within real estate.
- Strong financial modeling and analytical capabilities, including advanced Excel skills and familiarity with valuation metrics such as IRR, cash flow modeling, and waterfall structures.
- Understanding of property operations, budgeting processes, and leasing strategies. Experience with student housing or mixed-use assets is beneficial but not required.
- Ability to analyze and interpret real estate financial reporting including rent rolls, trailing twelve-month financials, and budget variance reports.
- Strong communication skills with the ability to translate complex financial and operational data into clear insights for internal stakeholders and investors.
- Highly organized with the ability to manage multiple projects simultaneously within a dynamic and fast-moving environment.
