Senior Project Manager - Commercial Roofing
Position Overview
The Senior Project Manager oversees all phases of commercial roofing projects, including re‑roofing, new construction, retrofit systems, and large‑scale roof asset management programs. This role ensures projects are delivered safely, on schedule, within budget, and according to all manufacturer specifications, building codes, and industry standards (NRCA, ANSI/SPRI, FM Global). The Senior PM provides technical expertise, leads project teams, and manages client relationships across complex commercial environments.
Commercial Roofing Project Leadership
- Manage multiple large‑scale commercial roofing projects involving systems such as TPO, PVC, EPDM, SBS/APP modified bitumen, built‑up roofing (BUR), metal roofing systems, liquid‑applied coatings, and hybrid assemblies.
- Oversee detailed project planning including tapered insulation design, drainage layout, substrate evaluation, and tie‑in sequencing.
- Conduct roof core cuts, moisture surveys, and deck assessments (steel, concrete, wood, and lightweight concrete).
- Ensure adherence to manufacturer specifications (e.g., Carlisle, Firestone, GAF, Johns Manville) and warranty requirements.
- Supervise installation practices including membrane welding, mechanical fastening patterns, hot‑asphalt application, adhesion rates, and perimeter securement per ANSI/SPRI ES‑1.
- Verify substrate preparation including tear‑off sequencing, deck repairs, vapor barriers, cover board installation, and fastener pull‑out tests.
- Conduct weekly QA/QC inspections, punch lists, and infrared or electronic leak detection verification (EFVM or ELD).
- Serve as the primary point of contact for clients, facility managers, owner's reps, architects, and consultants.
- Coordinate project logistics around operational buildings, ensuring minimal disruption for hospitals, schools, retail centers, warehouses, and multi‑tenant facilities.
- Provide detailed progress reporting, drone documentation, and warranty handoff packages.
- Review commercial contract documents, roof drawings, shop drawings, submittals, and specifications.
- Track financial performance including job cost analysis, material burn rates, labor productivity, and contract change orders.
- Review and approve subcontractor pay apps, material purchase orders, and equipment rentals (cranes, telehandlers, dumpsters, etc.).
- Enforce OSHA standards and commercial‑roofing safety protocols including fall‑protection systems, leading‑edge controls, hot‑work permits, and crane lift plans.
- Identify and mitigate risks related to weather exposure, building operations, rooftop equipment coordination (HVAC, RTUs, solar panels), and structural load considerations.
- Ensure all work meets or exceeds IBC, local code requirements, and FM Global guidelines for wind uplift and fire ratings.
- Lead project teams including superintendents, foremen, roofing technicians, safety staff, and subcontracting partners.
- Train teams on advanced commercial roofing methods, including TPO welding best practices, ballast removal, cold‑applied systems, and rooftop equipment coordination.
- Support continuous improvement through post‑project reviews and process optimization.
Required
- 8-10 years of experience managing large commercial roofing projects.
- Deep technical knowledge of major commercial roofing systems: TPO, PVC, EPDM, modified bitumen, BUR, metal, and coatings.
- Strong understanding of tapered insulation layouts, flashing assemblies, expansion joints, roof penetrations, and structural deck types.
- Ability to read and interpret drawings, specifications, moisture surveys, and manufacturer technical manuals.
- High proficiency with project management software, takeoff tools, and digital reporting platforms.
- Excellent leadership, communication, and client‑facing skills.
- Manufacturer certifications (Carlisle, Firestone, GAF, Johns Manville, FiberTite, etc.).
- OSHA 30, RRO/RRC (RCI/IIBEC), or PMP certification.
- Experience with FM Global projects, government contracts, or large portfolio clients.
