Project Manager - Exterior Restoration / Local Law 11 (Construction)
A leading contractor specializing in exterior restoration, façade repairs, and building envelope solutions. The firm focuses on masonry restoration, waterproofing, roofing, structural repairs, and compliance with Local Law 11 and similar regulations. Projects include commercial, residential, and historic buildings, with an emphasis on safety, quality, and preserving architectural integrity.
The Project Manager will oversee exterior restoration projects from pre-construction through completion. This includes planning, budgeting, scheduling, and coordinating all aspects of the work to ensure projects are delivered on time, within budget, and in compliance with safety and regulatory standards.
- Manage multiple exterior restoration projects simultaneously, including Local Law 11 compliance.
- Develop project scopes, schedules, and budgets; monitor progress and adjust as needed.
- Coordinate with clients, architects, engineers, inspectors, and subcontractors throughout all phases.
- Oversee procurement of materials and services; manage change orders and cost tracking.
- Conduct regular site inspections to ensure safety, quality, and compliance with building codes.
- Supervise project staff and subcontractors; delegate tasks and maintain accountability.
- Prepare and maintain project documentation, including permits, contracts, and progress reports.
- Resolve technical and logistical challenges promptly.
- Report project status, risks, and financials to senior management.
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or equivalent experience.
- Minimum 5 years of project management experience in exterior restoration or building envelope projects.
- Strong knowledge of masonry, waterproofing, scaffolding/rigging, and structural repairs.
- Familiarity with Local Law 11 (NYC) or similar façade inspection regulations.
- Excellent organizational, communication, and leadership skills.
- Proficiency in project management software and Microsoft Office Suite.
- Ability to perform site visits, including scaffold access (certification preferred).
Salary : $100,000 - $170,000
