The Opportunity
We are supporting a well‑established contractor and developer specializing in the delivery of large‑scale, mission‑critical data centers across Virginia. This organization is deeply embedded in the hyperscale and colocation market and is experiencing continued growth driven by sustained demand for digital infrastructure.
They are seeking a Preconstruction Manager to take ownership of early‑stage planning, estimating, and coordination for complex data center programs. This role is critical in shaping project strategy, controlling risk, and ensuring projects are positioned for successful execution before ground is broken.
What You Will Be Responsible For
- Leading the preconstruction phase for data center projects from concept through GMP and construction handoff
- Managing conceptual, schematic, and detailed estimates, including cost modeling and value engineering
- Coordinating with owners, consultants, and internal teams to align scope, schedule, and budget
- Developing and managing RFPs, bid packages, and subcontractor pricing
- Evaluating subcontractor scopes, leveling bids, and participating in procurement strategy
- Supporting design development with constructability reviews and cost feedback
- Creating and maintaining preconstruction schedules and milestone planning
- Identifying project risks, constraints, and opportunities early, with clear mitigation strategies
- Presenting estimates, budgets, and assumptions to executive leadership and clients
- Supporting transition from preconstruction into operations to ensure continuity and clarity for delivery teams
Ideal Background
- Experience in preconstruction or estimating leadership on large commercial, industrial, or mission‑critical projects
- Data center experience strongly preferred, including exposure to MEP‑heavy scopes and fast‑paced delivery models
- Strong understanding of early‑stage budgeting, cost planning, and design coordination
- Proven ability to manage multiple projects simultaneously during preconstruction phases
- Comfortable interfacing with sophisticated clients, consultants, and trade partners
- Detail‑oriented, analytical, and proactive problem solver
Technical Profile
- Strong knowledge of estimating and preconstruction tools and workflows
- Experience with design documentation, constructability reviews, and scope definition
- Solid understanding of procurement strategies and subcontractor market conditions
- Proficiency with common construction and estimating software platforms
