Responsibilities
- Establish and maintain positive relationships with residents, addressing concerns, inquiries, and requests promptly and professionally.
- Implement strategies to improve occupancy, resident retention, and satisfaction.
- Organize events, fostering a sense of community, and addressing resident needs.
- Manage day-to-day operations while focusing on occupancy, rent collections, and budget management.
- Assist residents in understanding rental obligations and offer support for financial management if needed.
- Monitor and manage the property's budgets, ensuring all expenses are within approved limits.
- Collaborate with accounting and finance departments to ensure accurate record-keeping and financial reporting.
- Manage a Leasing Specialist, 2 Maintenance Technicians, contractors, and vendors to obtain competitive bids and select reliable service providers.
- Maintain consistent and detailed records of maintenance activities, expenses, and warranties.
- Conduct regular inspections of the property to identify needs and address them promptly.
- Assist with the preparation and submission of required reports, documentation, and certifications.
- Along with the Leasing Specialist, oversee the lease application process, including screening prospective tenants, conducting background checks, and verifying income eligibility.
- 3 years' experience in residential Property Management required.
- Bilingual in English and Spanish a plus.
- Bachelor’s degree a plus.
- Familiarity with local, state, and federal regulations.
- Engaging interpersonal skills with ability to positively interact with tenants, staff, and stakeholders.
- Ability to multi-task, prioritize responsibilities, and meet deadlines in a fast-paced environment.
- Aptitude for identifying and resolving issues related to tenant concerns, property maintenance, and regulatory lease compliance.
- Basic knowledge of budgeting, financial reporting, and rent collection procedures.
- Competence in using property management software, spreadsheets, and other relevant tools for documentation and reporting.
- Entrata experience a plus.
- $60,000 - $70,000 base salary, depending on experience, plus generous quarterly bonuses, a year-end bonus, and affordable benefits.
