Job Title: Maintenance Specialist

Classification: Regular Full Time with Benefits

Reports to: Program Manager / Facilities Manager

Starting Salary: Commensurate with experience; DOE with comprehensive benefits plan

Program Overview:

The Maintenance Specialist supports LSS of Northern California housing and program operations by ensuring that agency-owned or managed properties are safe, functional, and well-maintained. This role plays a critical part in maintaining housing stability for program participants by responding promptly to maintenance needs and ensuring compliance with health, safety, and habitability standards.

  • Knowledge of basic building systems including plumbing, electrical, carpentry, HVAC, painting, and general repairs
  • At least 2 years of experience in building maintenance, facilities, or a related trade (social service or housing setting preferred)
  • Ability to use computers or mobile devices for work orders, email, and documentation
  • Valid California Driver License with current registration and required insurance per California Vehicle Code requirements
  • Ability to pass required background and reference checks

Essential Duties and Responsibilities:

  • Perform routine and preventative maintenance on LSS properties, including minor plumbing, electrical, carpentry, painting, and appliance repairs
  • Respond to maintenance requests and repair issues in a timely manner, prioritizing health and safety concerns
  • Conduct unit turnovers, including repairs, painting, cleaning coordination, and readiness inspections
  • Maintain grounds and common areas to ensure safety, cleanliness, and compliance with program standards
  • Identify repair issues that require outside vendors and coordinate with supervisors for approvals and scheduling
  • Ensure properties meet local housing quality standards, habitability requirements, and safety codes
  • Maintain accurate maintenance logs, work orders, and supply inventories
  • Support inspections from funders, housing authorities, and regulatory agencies as needed
  • Follow all agency safety procedures and use personal protective equipment appropriately
  • Maintain respectful and professional interactions with program participants while working in occupied units
  • Transport tools, supplies, and equipment between sites as required
  • Attend staff meetings, trainings, and supervision as assigned
  • Perform other related duties as assigned by the Program Manager or Facilities Manager

While performing the duties of this job, the employee frequently is required to stand, walk, bend, kneel, squat, climb stairs and ladders, use hands for tools, and communicate verbally. The employee must regularly lift and/or move up to 50 pounds. Vision abilities required include close vision, distance vision, depth perception, and ability to adjust focus.

This position requires regular travel between LSS sites and programs throughout the region, including driving in varying weather conditions. Work may be performed indoors and outdoors and occasionally in vacant or occupied units.


WORK ENVIRONMENT:

The work environment characteristics described here are representative of those encountered while performing the essential functions of this job. The noise level is usually moderate. The employee may be exposed to dust, cleaning chemicals, weather conditions, vibration from tools, and other typical maintenance-related conditions.
