Lunko Realty LLC is seeking an experienced Construction Project Manager / Site Superintendent to oversee our fix-and-flip renovation projects across Northern Alabama (Huntsville and Florence areas).
POSITION OVERVIEW
Full-time position managing 3-5 simultaneous residential renovation projects with approximately 20 projects completed per year. All projects involve light remodeling and renovation work - NOT new construction. The Project Manager serves as the owner's on-the-ground representative, managing subcontractors, materials, quality control, and daily site operations.
WORK SCHEDULE
- Full-time, Monday through Saturday
- Hours: 7:00 AM - 5:00 PM
- Hybrid schedule: 3-4 days per week on-site at project locations (Florence and Huntsville areas), remaining days working remotely from Huntsville handling admin and coordination
- Daily morning check-in meeting with owner in Huntsville before heading to job sites
- Must be available by phone at all times during work hours, including Saturdays
KEY RESPONSIBILITIES
Site Supervision & Quality Control:
- Oversee daily operations at all active job sites
- Inspect completed work by subcontractors to catch defects or issues early
- Ensure work quality meets standards before approving completion
- Take regular photos of project progress and document all stages of renovation
Subcontractor Coordination:
- Schedule and coordinate subcontractors across multiple job sites
- Confirm arrival times and ensure subs show up as scheduled
- Act as primary point of contact for subcontractors on site
- Resolve minor on-site issues and disputes without requiring owner involvement
Materials Management:
- Track and verify all material deliveries as they arrive on site
- Handle small urgent material orders directly when needed (minor items, not large orders)
- Resolve issues with suppliers for missing, defective, or incorrect deliveries
- Reference the company's supplier Google Sheet for approved vendors
- Evaluate new suppliers encountered on-site and log feedback in the supplier Google Sheet
Documentation & Reporting:
- Take detailed project photos regularly for progress tracking and lender draw documentation
- Maintain daily or weekly site logs of completed work, deliveries, and issues
- Flag any budget concerns, change orders, or delays to the owner promptly
- Assist with lender draw inspections as needed
IDEAL CANDIDATE
- 2 years of experience as a Construction Project Manager or similar role
- Strong understanding of residential construction and remodeling
- Tech-savvy - comfortable with smartphones, photo documentation, and Google Sheets
- Excellent communication skills - must be responsive and proactive
- Detail-oriented and organized, able to manage multiple sites simultaneously
- Self-motivated and able to work independently without constant supervision
- Located in the Huntsville, Florence, Athens, Madison, Decatur AL area
COMPENSATION
- Base Salary: $40,000 - $50,000 per year (based on experience)
- Performance Bonus: $1,000 per house completed on time and within budget
