What You'll Do
As a Service Technician, you'll play a critical role in maintaining the community, supporting residents, and protecting the value of the asset.
Service Requests & Resident Satisfaction
• Respond promptly and professionally to resident maintenance requests
• Diagnose and repair HVAC, plumbing, electrical, appliance, and general maintenance issues
• Deliver exceptional customer service while maintaining positive resident relationships
• Complete work orders accurately and efficiently
HVAC & Mechanical Systems
• Troubleshoot, repair, and maintain HVAC systems
• Perform preventative maintenance on HVAC equipment and building systems
• Ensure all HVAC repairs are completed safely and in compliance with EPA standards
Apartment Home Preparation
• Complete make-ready turns including:
- Painting
- Drywall repairs
- Appliance installation and repairs
- Plumbing repairs
- Fixture replacement
- General refurbishment
- Final quality inspections
Property Maintenance
• Support preventive maintenance programs
• Assist with grounds, common areas, pool areas, and curb appeal as needed
• Identify and report potential maintenance concerns before they become larger issues
Technology & Documentation
• Utilize maintenance software, mobile applications, and digital communication tools to complete work orders and documentation
• Maintain accurate maintenance records and inventory tracking
Emergency Response
• Participate in an on-call rotation and respond to after-hours emergencies as needed

Qualifications:Who You Are
You’re a dedicated, hands-on professional who thrives in a dynamic environment and takes pride in your craftsmanship.
Preferred Qualifications:
- Two years of full-time apartment maintenance experience.
- High school diploma or equivalent.
- Certified Pool Operator (CPO) license.
Required Qualifications:
Technical Skills & Certifications
- Must be HVAC and/or EPA certified with advanced knowledge of handling and servicing all types of refrigerants.
- Must demonstrate advanced skills in plumbing, carpentry, electrical troubleshooting, and general maintenance repairs.
- Must be knowledgeable and experienced in maintaining older assets/properties, particularly communities built in the 1980s.
- Must possess personal tools required to perform maintenance duties.
Work Style & Professionalism
- Must be a self-starter capable of working independently with minimal supervision.
- Must demonstrate strong problem-solving skills and the ability to prioritize tasks in a fast-paced environment.
- Must demonstrate a willingness to learn, adapt to new processes, and embrace new ways of working.
- Must be a team player and willing to assist with grounds, pool maintenance, make-readies, and other property needs as required.
Technology & Administrative Responsibilities
- Must be tech-savvy and comfortable using maintenance software, mobile applications, and digital communication tools.
- Must be willing and able to complete administrative responsibilities, including the use of a personal mobile device for work-related tasks.
Transportation & Availability
- Must possess a valid driver’s license, maintain current automobile insurance, and have reliable transportation.
- Must be willing to participate in an on-call rotation and respond to after-hours maintenance emergencies as needed.
Communication
- Strong verbal and written communication skills in English (bilingual is a plus!).
