We are seeking an experienced Director of Real Estate to support our aggressive expansion across North America, overseeing site selection and lease negotiations for our fast-fashion jewelry retail concept. This role will drive our growth strategy of 30-40 new locations annually in North America including Mexico.
Key Responsibilities:
Strategic Planning & Market Analysis
- Conduct market analysis to identify optimal markets and trade areas for new locations
- Build demographic and competitive analysis models to support site selection decisions
- Collaborate with operations and commercial teams to align real estate strategy with business objectives
Site Selection
- Evaluate potential locations using sales forecasting, demographic analysis, and competitive positioning
- Manage relationships with shopping center developers, and leasing agents.
- Coordinate site visits, conduct due diligence, and manage the approval process.
Lease Negotiations & Deal Structuring
- Negotiate favorable terms and conditions, including renewals and terminations
- Structure deals to optimize occupancy costs and operational flexibility
- Manage letter of intents
- Ensure compliance with corporate real estate standards and legal requirements
Team Leadership & Cross-Functional Collaboration
- Partner closely with operations, finance, legal, and construction teams
Required Qualifications
Experience & Education
- Bachelor's degree in Real Estate, Business, Finance, or related field
- 3-5 years of retail real estate experience, preferably with mall-based concepts,
- Proven track record managing rapid expansion (20 locations annually)
- International expansion experience preferred
Technical Skills
- Strong financial modeling and lease analysis capabilities
- Knowledge of retail construction and store development processes
- Strong technical skills in Excel, PowerPoint
- Design and compile content for real estate presentations.
