What You Will Do
- Work closely with our real estate team to support strategic initiatives including acquisitions, dispositions, renovations, and ongoing capital projects. Provides internal assistance such as technical guidance, and/or training to coworkers. Provide value engineering guidance as plans /projects are developing.
- Identify and prepare scope of work, project resource requirements, project cost estimates/budgets, milestones, and risks. Collaborate with Regional Maintenance Manager to align with on-site team and ensure that all concerns from internal constituents are incorporated accurately into the final plans.
- Work closely with capital committee providing cost feedback before, during, and post project.
- Lead the preparation of property specific Capital Plans and Budgets to execute the asset business plan in partnership with the Asset Manager and on-site teams.
- Manages all pre-construction activities for successful project roll-out and provides guidance on capital deployment including delegating to appropriate parties once budget is approved.
- Develops and maintains successful relationships with the property management team (Community/Maintenance Manager) (Regional Manager/Regional Maintenance Manager) and management companies’ partners.
- Responsible for the preparation and execution of construction contracts, including interviewing, selecting and managing subcontractors according to credential requirements, executed agreements, and project schedule.
- Develop successful relationships and provide oversight to Project Engineer(s), Architect(s), Consultant(s) and other members of the project team.
- Responsible for Project Quality Assurance/Quality Control and verifies that quality of finished work meets expectations set forth within the executed contract(s), company policy and procedures.
- Coordinate with our Owners representative/ Architect of record.
- Coordinate and act as liaison with local municipality for processing of architectural and engineering drawings and assist in the preparation of submittal packages. Director of construction is responsible for Project Scope Development, Bidding and Bid Qualifying process.
- Oversee the staging, startup and progress of the project.
- Maintain and report in the assigned company systems to track budgets, forecast costs, project schedules, and inspections.
- Teams with project personnel to provide a safe job site per OSHA requirements and according to management companies’ policies and procedures.
- Track, and schedule project pencil draws and will ensure the timely delivery and submittal of all payment applications and to verify payment affidavit, lien releases, conditional and unconditional waivers and all or any documentation related to payments of the project. Prepare a complete package submittal for processing and payment.
- 5 years’ construction management experience in the same role or 10 years in multi-family related construction or equivalent combination.
- Bachelor’s degree in construction management, engineering, architecture, or related field. Equivalent experience may be considered as well.
- Experience with construction cost estimating, proposal development, contracts management and construction administration for multi-disciplined; multi-contract, sophisticated redevelopment projects.
- Experience managing multidisciplinary design teams for multifamily renovations and redevelopment.
- Ability to write and issue RFP’s, scopes of work and contracts.
- Ability to review, track and approve project budgets and contractor payment applications.
- Ability to effectively communicate with design consultants, contractors, vendors, operating partners, and internal stakeholders.
- Demonstrated ability to shape and elevate design aesthetics with stakeholders to align with ownership’s vision and be consistent with our brand.
- Ability to identify, manage and mitigate risk issues.
- Ability to lead, influence, mentor, and direct others as needed.
- Demonstrated ability to understand, analyze and communicate complex documents affecting projects including construction drawings, surveys, and contracts.
- Must demonstrate attention to detail and possess a strong ability to set strategic priorities and manage multiple projects simultaneously.
- Strong verbal and written communication skills; strong detail orientation.
- Proficiency with construction management software.
- Ability to travel 50% annually based on business requirements.
- Proficiency with the Microsoft Office suite of products (Word, Excel, Outlook, MS Project). Valid driver’s license (free from major moving violations) and dependable transportation
- Ability to walk all aspects of a community for extended lengths of time (including but not limited to stairs, inclines, etc.)
