The Executive Director ensures that all phases of Little Rock Technology Park (“LRTP”) operate smoothly and efficiently by planning and implementing daily procedures in accordance with the Board. This involves handling tenant relations, enforcing leases, overseeing maintenance, regularly reviewing vendor contracts, and assisting with the annual budget.


Major Duties

  1. Oversee the daily operation of the property.
  2. Monitor and process rent collections.
  3. Follow through on delinquent account procedures, including evictions and bad-debt write-offs.
  4. Monitor, update, and maintain an accurate waitlist for spaces.
  5. Oversee and assist with the processing of applications, including all required verifications.
  6. Prepare annual budget for the Board of Directors’ (“BOD”) review with assistance from accounting service providers.
  7. Monitor expenditures to keep in compliance with the established budget.
  8. Assist in preparation of monthly financial and occupancy reports.
  9. Assist the BOD with capital planning for the property.
  10. Assist in preparation of monthly, quarterly and year-end reports, as required.
  11. Purchasing of basic needs of the facility, including office and break room supplies within a certain threshold.
  12. Approve accounts payable vouchers for payment weekly.
  13. Coordinate and monitor office suite make-ready procedures.
  14. Maintain professional and positive relationships with agencies, owners/boards and public officials.
  15. Plan, prepare and attend LRTP board meetings.
  16. Market, shows spaces, and lease property in accordance with LRTP initiatives.
  17. Work in conjunction with marketing coordinator as needed.
  18. Resolve tenant problems, conflicts, and lease violations and document these activities.
  19. Consult with legal counsel as needed.
  20. Walk the property daily to ensure it is continuously maintained in a clean, safe and attractive manner.
  21. Conduct monthly and consistent property inspections.
  22. Prepare the property for any audits or inspections.
  23. Report major emergencies or incidents to the BOD.
  24. On-call 24/7 in the event of a major emergency (fire, flood, violent crime, etc.) and respond to the property within 30-60 minutes in the case of an emergency.
  25. Maintain current industry certifications, as required.
  26. Stay current on industry trends.
  27. Work in conjunction with The Venture Center for tenant-related events.
  28. Manage access controls, HVAC, security cameras, meeting room scheduling and other computer-based office automation tools and systems.
  29. Coordinate repairs with the third-party maintenance team.
  30. Negotiate and manage vendor contracts and monitor service performance.
  31. Distribute mail and manage package delivery for tenants.
  32. Maintain the organization’s website, social media, and media relations with assistance from outside vendors as needed
  33. Maintain comparative market lease information and advise the BOD in setting LRTP lease rates
  34. Facilitate BOD activities to set strategic goals and oversee LRTP action plans to achieve approved goals
  35. Collaborate with the Marketing Coordinator to identify and recruit new LRTP tenants


Tools and Equipment Used

Computer, Internet, Word, Excel, knowledge of QuickBooks Desktop, other property accounting software, or ability to learn, manage multifunction printer/copier for tenants; may need to use basic tools such as a screwdriver, hammer, ratchet, and/or pliers on occasion.
