Job Summary:
This position oversees and facilitates the successful physical plant operations of the Community. This
position will perform or supervise the repairs, alterations and maintenance of the community in order to
provide an aesthetically pleasing and well-maintained environment for all residents and associates.
Job Duties:
Essential Functions
- Support the mission, vision, and culture of the organization through positive communication and

- Able to maintain work pace appropriate to given workload. Perform activities on schedule while
- Supervise maintenance and housekeeping staff; provide training; set and adjust rates of pay and hours
performance (provide rewards and discipline); assign work appropriately among subordinates.
- Have a rent-ready plan in place to ensure all empty rooms are turned in a timely manner. 72 hours for
- Perform removal, installation, and repair/rebuilding of A/C equipment (e.g. compressor change
- Maintain budget record keeping, expenditure logs or spend-down sheets. participate in New Hire
- Schedule and implement preventative maintenance.
- Subcontract repairs or alterations as necessary, including obtaining competitive bids.
- Oversee subcontractors’ performance.
- Coordinate with marketing regarding apartment appearance and availability
- Test and maintain safety equipment, fire alarm systems, smoke detectors, and emergency call systems.
- Maintain compliance with state regulatory requirements regarding maintenance systems (e.g. water
- Repair plumbing fixtures (e.g., leaky faucets, toilets, sinks, drain, valves, water lines, ball cocks). Plunge
- Repair electrical apparatus, (e.g., lights, switches, outlets, motors, icemakers, and appliances). Replace
- Repair appliances (e.g., garbage disposal, dishwashers, icemakers, laundry equipment, stoves, heating
call systems).
- Replace windows and tinting.
- Hang pictures, draperies, and vertical blinds.
- Hang wall cabinets (e.g., kitchen and bath).
- Install grab bars.
- Maintain cleanliness and sanitary conditions in floors.
- Perform door removal and installation. Repair door locks and make adjustments.
- Perform wall texturing, painting, wall repairs and wallpapering.
- Complete minor roof repairs.
- Rotate on-call status and be available for consultation in an emergency.

- Respond appropriately to changes in the work setting.
- Perform other related assignments as required.
- Be familiar with Oxford Health Group Policies & Procedures Manual and Oxford Associate Handbook.
- Able to work in any maintenance staff's place when necessary.
- Be available for on-call emergency situations on a rotating basis.

Job Specifications:
Skill
- High School diploma or equivalent certificate and a degree or certificate from a two-year technical school program.
- Must possess demonstrated success in a similar position.
- May be required to hold valid First Aid Certification and valid Driver’s License.
- Possess excellent verbal and written communication skills.
- Possess basic math solving skills.
Effort
- Maintain mental alertness, attention, and concentration for necessary periods.
- Apply common sense understanding and carry out instructions (written, oral or diagrammatic).
- Adapt to situations requiring the precise attainment of set limits, tolerances, or standards.
- Regularly required to sit and talk or listen.

- Specific vision requirements for this job include close vision, depth perception, and the ability to adjust
