Commercial Estimator – Lifestyle Design Commercial

About the Role
Lifestyle Design Commercial is seeking a skilled Commercial Estimator to join our team. This role is responsible for preparing accurate and competitive estimates for commercial construction projects, including tenant improvements, renovations, and ground-up builds.
The ideal candidate will bring deep knowledge of commercial construction methods, local market pricing, and subcontractor/vendor coordination. You will work closely with Project Management, Superintendents, Owners, and Trade Partners to deliver accurate budgets and support project success from pre-construction through award.
Responsibilities
- Review project plans, specifications, addenda, and scope documents.
- Perform detailed quantity takeoffs for all divisions (CSI format).
- Obtain and evaluate subcontractor and vendor proposals.
- Prepare comprehensive estimates, budgets, and bid packages.
- Issue RFI’s and communicate with architects, engineers, and consultants.
- Develop value-engineering options and cost-saving alternatives.
- Maintain and update cost databases and subcontractor lists.
- Participate in pre-bid meetings, site walks, and scope review calls.
- Assist in contract buy-out and budget handoff to the operations team.
- Track material pricing trends and lead times.
- Coordinate with the Project Manager to refine estimates as projects evolve.
Required Experience
- Minimum 3–5 years of commercial estimating experience (TI, retail, offices, industrial, medical, or similar projects).
- Strong understanding of commercial construction assemblies, codes, and trade sequencing.
- Proficient with estimating software (PlanSwift, Bluebeam, Procore, Excel).
- Ability to read and interpret architectural, structural, MEP, and civil plans.
- Strong math, analytical, and organizational skills.
- Ability to meet deadlines and manage multiple bids simultaneously.
- Excellent communication and negotiation abilities.
Preferred Qualifications
- Experience with ground-up commercial builds.
- Existing relationships with Southwest Florida subcontractors.
- Bilingual – Spanish is a plus.
- Experience with JobTread or similar construction management platforms.
