Position Summary:
We are seeking a dynamic and experienced Asset Manager to oversee the performance and operations of a diverse portfolio of affordable and market-rate multifamily communities located throughout Southern California, consisting of 1000 units. The ideal candidate will be responsible for asset-level strategy execution, ensuring regulatory compliance, optimizing property performance, and supporting onsite property management teams. This role requires regular in-person site visits and collaboration with internal teams, property managers, third-party vendors, and external stakeholders.
Key Responsibilities:
Asset Oversight & Performance
- Monitor the financial and operational performance of a portfolio of apartment properties (affordable and market-rate).
- Analyze monthly property reports, budgets, and financials to ensure each asset meets or exceeds performance targets.
- Develop and implement property-level business plans, capital improvement strategies, and lease-up or repositioning strategies as needed.
- Identify opportunities for value creation and operational efficiencies.
Site Visits & Onsite Support
- Conduct regular in-person visits to each property (minimum monthly or as needed) across Southern California to assess physical condition, management effectiveness, and resident experience.
- Provide hands-on leadership, training, and support to onsite property managers and staff.
- Perform property inspections to ensure curb appeal, unit readiness, safety compliance, and adherence to maintenance standards.
Compliance & Reporting
- Ensure compliance with affordable housing regulations (LIHTC, Section 8, etc.) and reporting requirements.
- Partner with compliance staff or third-party vendors to maintain resident eligibility files and audit readiness.
- Prepare and present asset-level reports for ownership, investors, or executive leadership.
Collaboration & Communication
- Serve as the key liaison between ownership and property management teams.
- Work closely with accounting, legal, construction, leasing, and maintenance departments to achieve asset goals.
- Coordinate capital projects and ensure timely completion within budget.
Qualifications:
- Bachelor's degree in Real Estate, Finance, Business, or related field (Master’s degree or certifications a plus).
- Minimum 5 years of experience in property/asset management, with at least 2 years in affordable housing.
- Strong knowledge of affordable housing programs and compliance (LIHTC, HUD, Section 8, etc.).
- Proven track record of improving property operations and NOI.
- Exceptional leadership, organizational, and communication skills.
- Proficient in Yardi, RealPage, or similar property management software.
- Willingness to travel frequently throughout Southern California with a valid driver’s license and reliable transportation.
Preferred Skills:
- Bilingual (Spanish/English) preferred.
- CPM, ARM, or other industry certifications.
- Experience managing third-party property management firms.
