- Develop and maintain project cost control systems (budgets, cost codes, commitment tracking, forecasts) in coordination with project management and accounting
- Build, update, and analyze CPM schedules (MS Project); track critical path, float, and schedule variances
- Prepare monthly cost/schedule status reports, earned value analysis, and cash flow projections for internal leadership and ownership
- Track and process change orders, potential change orders (PCOs), and RFIs with cost/schedule impact
- Support monthly pay applications and reconcile committed costs vs. actuals
- Maintain WBS/cost code structures consistent with estimating handoff from preconstruction
- Identify cost and schedule risks/trends early and escalate to project leadership
- Support project buyout tracking, subcontractor/vendor commitment logs, and budget vs. buyout variance reporting
- Assist in claims support, delay analysis, and forensic schedule documentation as needed
- Coordinate with preconstruction to ensure smooth estimate-to-budget transition at project start
- Bachelor’s degree in construction management, project management, or related field (or equivalent experience)
- 5–8 years of project controls experience in commercial, industrial, or heavy civil construction
- Proficiency in MS Project, and cost management software (e.g., Procore, NetSuite, Excel)
- Strong understanding of CPM scheduling, earned value management, and cost forecasting
- Advanced Excel skills; Power BI or similar reporting tool experience a plus
- Strong analytical and communication skills; ability to present data to non-technical stakeholders
