Job Overview
LCP Management is a leading commercial property management firm in the Denver Metro area. We have an immediate opening for a property manager with a minimum of 2-4 years of commercial property management experience. Following are the general duties and responsibilities for the position.
Responsibilities for Property Manager
- Develop and maintain strong professional relationships with each owner.
- Ensure that owners’ goals and objectives for each property are identified and the budget and management plan are consistent with that owner’s needs.
- Maintain positive working relationships with owners through regular communication and prompt responses to requests.
- Promptly communicate issues to owners and take responsibility for solving any issues that may arise.
- Establish and maintain strong professional relationships with all tenants.
- Ensure timely collection of rents, follow up on any delinquencies and assess late fees per leases.
- Monitor and report on accounts receivable.
- Respond to and close out tenant service requests in a timely manner.
- Create and maintain electronic tenant lease files.
- Coordinate tenant move-ins and move-outs.
- Address tenant complaints, violations, and problems.
- Prepare and adhere to annual budget. Report on financial performance monthly.
- Obtain and track Certificates of Insurance for all tenants and vendors.
- Prepare and maintain all property records, correspondence and files.
- Oversee, maintain, and inspect all designated buildings and properties.
- Coordinate ongoing maintenance and inspections to comply with all relevant laws, codes, and company policies. Bid services, negotiate contracts and supervise all vendor activity.
- Ensure that all required inspections (fire alarm/sprinkler, back flow devices, elevators, etc.) are completed timely and all required reporting is submitted as required.
- Review, code and approve all vendor invoices.
- Manage on-site staff, and vendor and contractor relationships
Qualifications for Property Manager
- Bachelor's degree highly preferred; equivalent work experience in property management will be considered.
- CPM, RPA, or RAM, and designation a plus.
- Colorado Real Estate Broker’s License a plus.
- 2-4 years of experience in property management.
- Highly proficient in Microsoft Office.
- Strong interpersonal skills.
- Proven ability to comply with operational policies and procedures, codes, and regulations
- Must be able to read, write, and speak fluent English
- Exceptional organizational, problem-solving, and interpersonal skills
