SUMMARY OF POSITION:
The Maintenance Technician ensures the safety, functionality and comfort of the building, grounds and equipment for our elderly residents. This position is responsible for the skilled planning, directing, managing and executing of all maintenance tasks including plumbing, electrical, preventative maintenance, repairs, and responding to emergency calls, in compliance with safety, fire and health regulations. Performance requires the ability to work independently with initiative and discretion within established guidelines. The Maintenance Technician reports to the Director of Maintenance as well as the facility Executive Director.
JOB QUALIFICATIONS/REQUIREMENTS:
· High school diploma or equivalent
· A valid Virginia Driver's License with proof of automobile insurance
· Must have four (4) years’ experience in building maintenance or related field
· Principles and practices of skilled trades such as carpentry, plumbing, electrical, painting...
· Skills and experience operating various tools and equipment in a safe manner
· Ability to communicate effectively, and have knowledge of computers (Microsoft)
· Ability to read manuals and follow schematics
· Knowledge of local codes and ordinances, and safety regulations (ie, Life Code and OSHA)
· Organized and detailed in work performance.
· Genuine caring for and interest in the elderly and disabled residents
ESSENTIAL JOB RESPONSIBILITIES:
- Routinely check and perform maintenance of all systems and equipment
- Perform maintenance on the buildings, grounds, parking lots and sidewalks, potentially including snow removal
- Perform repairs, such as painting, drywall, lighting, fixtures, carpentry, resurfacing floors and walls, etc. ensuring the facility is free of hazards and operating smoothly
- Respond to work orders in resident units such as appliance or minor plumbing issues
- Ensure the facility complies with Federal, State and Local regulations, including maintaining a Fire Alarm and Emergency Back-up System in good working order
- Perform tests on the Fire Alarm and Emergency Back-up Systems as required by law and keep records
- Utilize maintenance software to submit work tickets, confirm completion of the tickets and track the cost of the workorder.
- Maintain and manage facility programs established for the facility, detailing policy and procedure, including contacts
- Source environmental/maintenance supplies and equipment as needed
- Advise and consult with the Administrator and Maintenance Director on maintenance and repair needs concerning structure, costly equipment, grounds and compliance for prior approval
- Attend department manager meetings, workshops, and seminars as needed
- Coordinate work with other departments to reduce resident interruptions
- Inspect and maintain vehicles regularly to ensure safety and sanitary conditions
- Prepare and submit reports as directed by the Administrator and/or DOM.
- Perform cleaning, organization and inventorying of basement, storage, utility areas equipment and supplies
- Serve as the primary on call contact for after-hours maintenance emergencies
- Handle incoming and outgoing freight and be able to lift or move very heavy equipment and furniture
- Perform other duties as assigned by the supervisors
PHYSICAL DEMANDS AND WORK ENVIRONMENT:
The position of Maintenance Technician requires the person to do very heavy lifting. The person in this position lifts objects more than 100 lbs. and frequently lifts or carries objects of 50 lbs. or more. This position requires sitting, standing, bending, lifting, and moving intermittently throughout the day. The job duties of this position require the person to work both indoors and outdoors.
