RESPONSIBILITIES
As a Project Manager, you’ll have overall responsibility for the construction project that includes, but not limited to, the following:
Project Planning & Organization
Establishes overall project logistics and team goals
Develops pre-construction RFP packages
Conducts project meetings and coordination meetings
Constructs project schedule and sets milestones
Management and development of staff
Construction Operations
Completes job processes (RFI’s, submittals, change orders, and pay applications)
Ensures proper document control filing, updating, and distribution
Performs project scheduling updates
Ensures project quality control
Ensures timely delivery of materials to site
Subcontract Relations
Issue subcontractor contracts and purchase orders
Approves pay applications
Manages the closeout process
Ensures fair treatment of subcontractors
Financial / Risk Management
Project buy-out and scope development though subcontract award
Negotiates subcontract change orders
Inputs and manages project budget
Ensures that required documentation is filed including proper insurance certificates
Monthly cost reporting and exposure analysis
QUALIFICATIONS
Experience/Education
Minimum of 10 years of proven experience as a Project Manager
Bachelor’s degree in Building Science, Construction Management, or Engineering discipline (preferred)
Knowledge, Skills & Abilities
Strong technical and communication skills are critical
Client relationship skills
Ability to work in a team environment
