Position Summary
The Property Manager is responsible for the day-to-day performance of one or more communities, including resident relations, leasing support, rent collections, maintenance coordination, compliance, and overall property standards.
This is a hands-on leadership role for someone who can drive results, solve problems quickly, and hold a high bar for execution.
Key Responsibilities
- Oversee daily operations of assigned community(ies)
- Ensure property appearance, cleanliness, safety, and curb appeal standards are met
- Manage resident communication, issue resolution, and service follow-through
- Support leasing activity to maintain occupancy and reduce vacancy loss
- Monitor rent collections, delinquencies, notices, and related documentation
- Coordinate maintenance workflows, vendor scheduling, and completion quality
- Enforce community policies and lease terms consistently and professionally
- Maintain accurate records, reports, and property files
- Execute move-in/move-out processes and unit turn coordination
- Track budgets, expenses, and operational performance with regional leadership
- Partner with Asset/Regional Managers on business plans and property goals
- Ensure compliance with company policies and applicable housing regulations
Qualifications
- 2 years of property management experience preferred
- Experience in apartment, multifamily, or manufactured housing operations preferred
- Strong leadership, communication, and conflict-resolution skills
- Highly organized with strong follow-through and attention to detail
- Comfortable using property management software and standard office tools
- Ability to prioritize tasks and perform in a fast-paced environment
- High school diploma or equivalent required (college coursework preferred)
- Valid driver’s license and reliable transportation required (if multi-site)
Preferred Experience
- Oversight of rent collections and delinquency management
- Vendor management and maintenance coordination
- Leasing and occupancy performance support
- Knowledge of Fair Housing and landlord-tenant operational compliance
