Responsibilities
- Oversee daily operations of the assigned property, including supervision of on‑site staff to ensure strong performance.
- Build and maintain positive relationships with residents, addressing concerns promptly and professionally.
- Manage leasing activities, including marketing vacant units, conducting tours, and supporting leasing goals.
- Post rent, monitor occupancy, and meet established NOI and performance targets.
- Follow established collection and delinquency procedures.
- Negotiate and manage vendor and service provider contracts to ensure quality and cost‑effective services.
- Use property management software for accurate data entry, reporting, and recordkeeping.
- Apply effective conflict‑resolution strategies to address resident issues.
- Assist with annual budget preparation and review.
- Enforce company policies and procedures related to property operations.
- Ensure compliance with all local, state, and federal regulations, including Fair Housing laws.
Qualifications
- Minimum 3 years of Assistant Property Manager experience or equivalent property management background.
- Strong understanding of Federal, State, and local Fair Housing laws.
- Knowledge of sound management practices and ability to follow company operational standards.
- Strong negotiation skills and experience managing vendor contracts.
- Familiarity with RealPage or similar property management software preferred.
- Excellent customer service, communication, and conflict‑management skills.
- Strong organizational skills and attention to detail.
- Proficiency in Microsoft Office Suite.
- Solid accounting and computer skills.
- Knowledge of maintenance procedures and resident/landlord laws.
- Strong sales and leasing abilities.
- High level of integrity, reliability, and professionalism.
- Reliable transportation and a valid driver’s license required.
- Must pass drug and background screenings.
