Multi-Site Property Manager – Richmond, VA
We are seeking a dedicated and experienced Multi-Site Property Manager to join our team. This position is based in Richmond, Virginia and is responsible for overseeing the daily operations of multiple small multi-family properties. The ideal candidate is highly organized, customer-focused, and committed to maintaining strong resident relationships while ensuring operational excellence. Your leadership will play a key role in sustaining our reputation for quality and service.
Key Responsibilities
- Oversee daily operations of assigned properties.
- Foster positive relationships with residents and address needs or concerns promptly.
- Manage all leasing activities, including marketing vacancies, scheduling and conducting showings, and ensuring timely unit turnover.
- Post rent, monitor occupancy levels, and achieve predetermined occupancy and NOI goals.
- Follow established collection and delinquency procedures.
- Negotiate and manage vendor contracts to ensure quality and cost-effective services.
- Utilize property management software for accurate data entry, reporting, and tracking.
- Implement conflict resolution strategies to effectively manage resident issues and disputes.
- Assist with the annual budgeting process and ongoing financial review.
- Enforce company policies, procedures, and compliance standards.
- Ensure adherence to all federal, state, and local regulations—including Fair Housing laws.

Qualifications:
Requirements
- Minimum 3 years of Assistant Property Manager experience or equivalent property management experience.
- Strong understanding of Fair Housing laws and compliance requirements.
- Knowledge of sound property management procedures and adherence to company operations manuals.
- Proven negotiation skills with the ability to manage vendor and service contracts effectively.
- Familiarity with RealPage or similar property management software (preferred).
- Excellent conflict resolution skills and a strong customer service mindset.
- Exceptional organizational skills and attention to detail.
- Proficiency in Microsoft Office Suite.
- Strong accounting, administrative, and computer skills.
- Working knowledge of maintenance operations and procedures.
- Strong sales and leasing skills.
- High level of integrity, reliability, and professionalism.
- Reliable transportation and a valid driver’s license.
- Must pass drug screening and background check.
Physical Requirements
While performing the duties of this role, you may be required to:
- Maintain extensive mobility, including frequent walking, stair climbing, and property inspections.
- Lift up to 50 pounds, bend, reach, and perform other physical tasks as needed.
- Communicate clearly and effectively to ensure safety and operational success.
- Maintain visual ability sufficient to conduct inspections safely.
