Minimum Qualifications
- High school diploma or equivalent.
- Live within 30 minutes of property located in New London, CT.
- Proven experience in maintenance work involving plumbing, electrical wiring, carpentry, and mechanical repairs.
- Ability to read and interpret technical manuals, blueprints, and schematics.
- Physical ability to climb ladders, lift heavy objects, and perform manual labor.
- Strong communication skills including the ability to talk and hear effectively in a work environment.
- Certification or vocational training in HVAC, electrical, or plumbing trades.
- Experience working in real estate development, property management, or related industries.
- Familiarity with safety standards and building codes relevant to maintenance work.
- Basic computer skills for maintenance tracking and reporting.
- First aid and CPR certification.
- Perform routine and emergency maintenance tasks including plumbing repairs, electrical wiring, drywall installation, and mechanical system servicing.
- Use precision measuring tools to assess and execute repairs or installations accurately.
- Inspect and maintain mechanical systems such as HVAC units, elevators, and other building equipment to ensure optimal operation.
- Carry out carpentry work including framing, door and window repairs, and cabinetry as needed.
- Climb ladders and access elevated areas safely to perform maintenance and inspections.
- Communicate effectively with property management and tenants to report issues, provide updates, and coordinate maintenance schedules.
- Maintain detailed records of maintenance activities, repairs, and materials used.
- Adhere to all safety protocols and regulations to ensure a safe working environment.
