Location: Gainesville, GA (On-Site)
Compensation: $140,000–$160,000 Performance Bonus (Based on Experience & Qualifications)

Position Summary
The Preconstruction Estimator will support all aspects of the preconstruction and early project development process. This position is responsible for performing detailed material take-offs, budgeting support, subcontractor solicitation, bid qualification and analysis, project coordination, design and phasing for residential, commercial, and multi-family projects.
Key Responsibilities
- Review all drawings, specifications and project documents to develop accurate scopes of work.
- Contract creation and management, including approving/denying change order requests after they have been fully vetted.
- Perform material take-offs and prepare estimates for all assigned projects.
- Identify gaps, constructability concerns, and pricing/scope risks during estimate development.
- Support development and maintenance of historical cost databases.
- Assist with subcontractor identification, qualification, solicitation, and bid coverage tracking.
- Support the team in constructability reviews, value engineering exercises, and design coordination efforts.
- Estimates may include soil import/export, plan reviews, subcontractor solicitation, bid submissions, water, sewer, curb and gutter quantities, as well as vertical commercial building take-offs.
- Contract writing and negotiating.
- Weekly, monthly, and quarterly reporting.
- Assist with residential take-offs as needed or assigned by management.
Qualifications
- 3–5 years of experience with commercial, multi-family, and site development estimating.
- Excellent attention to detail and the ability to produce highly accurate estimates.
- Strong ability to read and interpret construction drawings, specifications, and project documents.
- Knowledge of quantity take-off methods, conceptual estimating, and the subcontract procurement process.
- Proficiency with Microsoft Excel, Microsoft Word, and Bluebeam.
- Strong written and verbal communication skills.
- Ability to manage multiple tasks and deadlines effectively.
- Organized self-starter.
- Maintain organized, accurate project files, estimate records, and other documentation.
- Provide support to the field with VPOs, coordination with public utilities, and other duties as assigned by management.
- Ability to develop construction schedules for commercial, multi-family residential, and single-family residential projects.
