POSITION SUMMARY: Responsible for the proper and timely completion of a wide range of routine maintenance related tasks. This is an entry-level position into the maintenance department and classification for journeyman level skills in the maintenance of building surfaces and equipment. Duties require considerable contact with residents. Duties include those requiring performance of skilled tasks such as carpentry and repairs, appliance repair, HVAC, plumbing repair and electrical repair. Perform maintenance, grounds care and custodial duties as assigned. Duties include, but are not limited to: mowing, edging, trimming, raking and debris pick-up, reseeding, fertilizing, installing and repairing curbing, pavement and sidewalks, cleaning out and rehabbing vacant units, cleaning offices and common areas in development offices, providing labor support to other maintenance mechanics and any other tasks as assigned. The Maintenance Mechanic is responsible to dress for any weather conditions.
Work in this position will be based primarily at Senior Residence buildings; however, the Maintenance Mechanic must be able to work at either facility type (Senior, Family, or Office.)
Essential Functions:
- Must practice safety precautions and be safety conscious at all times.
- Performs and makes recommendations for required planned and corrective (repair) maintenance to building surfaces, fixtures, systems and equipment.
- Performs equipment planned maintenance tasks such as: checking for proper equipment operation; lubricating bearings and changing air filters. Also performs tasks requested by the Director of Capital Improvement on other minor equipment.
- Performs electrical and plumbing systems planned maintenance tasks such as: inspecting plumbing fixtures for leaks and repairs, checking drain lines to insure they are free of obstruction, checking appliances for proper operation, testing light switches and electrical outlets and conducting ground fault detection tests, as well as checking panel boxes and meters.
- Performs specific grounds care tasks in accordance with established procedures. The tasks include, but are not limited to: mowing, trimming, edging, pruning, fertilizing, watering, reseeding; applying fungicides, herbicides, insecticides and sterilants; sweeping walks and drives; repairing signs; and patching parking lots and drives.
- Maintains high standards in the overall appearance of the buildings; keeps all floor areas on ground and upper hallways cleaned and waxed; keeps social rooms clean and attractive and ash trays empty; keeps rest rooms supplied with paper goods; changes light bulbs when needed.
- Prepares vacant unit for re-occupancy. Floors are to be stripped, sealed and waxed after each move-out. Stoves and refrigerators are to be cleaned inside and out and moved to clean behind them. Kitchen cabinets to be washed inside and outside; clean countertops; bathroom medicine cabinet and fixtures; and wash windows.
- Reports to immediate supervisor with any items requiring maintenance attention as well as when any unusual or unsafe conditions are discovered.
- Performs such mechanical tasks as repairing and/or replacing space temperature and HVAC equipment controls.
- Performs such carpentry work as: hanging doors and installing windows, replacing/repairing door and window hardware, re-glazing windows, installing and/or repairing cabinets and handrails; repairing roofs, gutters and downspouts; replacing floor tiles and repairing carpet; and patching plaster walls and ceilings.
- Performs such masonry work as: patching cracked concrete, replacing broken masonry brick and ceramic tiles, re-grouting ceramic tile and sealing concrete and exterior brick walls.
- Performs such plastering and sheetrock repair as: mixing plaster and drywall mud, removing old plaster and lathe; installing lathe, ground coat and white coat; installing and repairing drywall; bends and feathers edges to match surrounding surfaces.
- Assists with such plumbing tasks as: repairing faucet washers, seats, stems, spigots and hardware; resetting commodes, tubs and sinks; repairing water leaks, replacing and/or repairing flush valves or flush tank hardware; and clearing clogged drains and soil lines.
- Performs such painting tasks as: preparing surfaces for painting by patching plaster holes, sanding, scraping or masking; painting with brushes, rollers or sprayers; performing touch-up painting after work in an area; spot painting metal surfaces for corrosion control, etc.
- Performs miscellaneous maintenance related tasks for a variety of situations as directed by immediate supervisor.
- Reports any emergencies to the Supervisor within one (1) hour. Calls work orders in to Management office as needed.
Related Duties and REsponsibilities:
- Performs necessary manual labor to keep the housing developments in a decent, safe and sanitary condition.
- Aids other employees as necessary.
- Utilizes a wide range of powered and non-powered hand tools such as drills, sanders, sewage line cleaners, saws, hammers, pillars, screwdrivers, wrenches, oilers and volt-ohm-amp meters.
- Operates and makes all installations and repairs in accordance with local, state and national codes.
- Participates in off-shift and weekend emergency maintenance coverage as scheduled.
- Performs such other duties as may be assigned by the Director and/or Property Manager.
- Supervises other support staff as directed.
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:
- Knowledge of the principles, practices, tools and materials used in one or more building trades (i.e. carpentry, plumbing, painting, masonry. heating or electrical trades.)
- Knowledge of occupational hazards and safety procedures of the trade.
- Skilled in the use and care of common hand tools required in building and equipment maintenance and construction work.
- Ability to perform minor maintenance and repairs in one or more trades.
- Ability to follow oral and written instructions.
- Ability to perform tasks requiring moderately heavy manual work.
- Ability to establish and maintain effective working relationships with other employees, tenants and the public.
- Maintains inventory control and orders inventory, with prior approval, as needed.
- Transports trash and debris to landfill using a predetermined route of travel. Prepares vacant units for occupancy by patching and painting walls, stripping and buffing floors, cleaning appliances and windows and other duties as instructed by the Director.
- Vacuuming of all carpeting and runners.
- Cleaning of front entrance lobby and disposing of newspapers.
- Dusting and polishing all furniture in public areas.
- Cleaning glass at main entrance area.
- Cleaning the laundry room facility.
- Polishing elevator areas to eliminate finger marks – on all floors.
- Cleaning elevator floors
- Attending to the garbage room.
- Dumpster placement under chute, etc.
- Cleaning area when necessary with disinfectant solution.
- Sweeping front sidewalk, removing cob webs inside and on outside of building under eaves, around light fixtures, etc.
- Sweeping down or vacuuming all stairs in emergency stairwells.
- Minimal snow removal and salting of entryways.
EDUCATION AND EXPERIENCE:
- Must have completed the 8th grade. Graduation from an accredited high school desirable but not required.
- Two years’ experience in skilled building and equipment maintenance work. One year of working experience in the care and maintenance of buildings and/or grounds.
- Or an equivalent combination of technical training and experience to meet the required knowledge, skills and abilities.
SPECIAL REQUIREMENTS:
- Must have a valid vehicle operator’s license in the state of his/her residency.
- Must be bondable.
- Must be in good health and physical condition, physically able for lifting, climbing, stooping, standing, carrying, loading, unloading, moving large items and other related physical activities common to maintenance work.
