- Lead, manage, and supervise all department team members by directing meetings, organizing schedules, ensuring adherence to safe work practices, and providing consistent training, coaching, mentoring, and progressive performance management.
- Maintain workforce planning by following standardized hiring practices, ensuring all team members are trained effectively, managing timecards, and overseeing contracted services.
- Oversee quality and operations through routine inspections, adherence to policies and procedures, maintaining required documentation and records, managing inventories, and assisting with departmental budgeting and capital recommendations.
- Coordinate and supervise community safety systems—including Emergency Alert Systems, access control, fire life safety documentation, pool maintenance, and the overall community security program—while responding to alarms and emergencies in a calm and knowledgeable manner.
- Provide resident‑centered service by approaching all encounters graciously, ensuring customer satisfaction, delegating and documenting work requests, and instilling the principle of offering residents an inviting experience happening for them.
- Minimum of 5 years’ maintenance experience in HVAC/mechanical, electrical, plumbing, locksmithing, utility systems, and/or general building repair.
- Prior supervisory experience in a similar setting including budgeting, performance management, discipline, and management of employees.
- Certification in building maintenance, construction, or a related field is preferred.
- CPR/AED and First Aid certification is required upon hire or w/in 90 days of hire.
- Skills in operation, repair, and maintenance of shop equipment and tools.
- Knowledge of fire prevention, suppression, and alarm systems.
- Ability to read and understand specifications, plans, and drawings, especially mechanical. Good oral and written communications skills. Ability to fill out forms and keep accurate records.
- Knowledge of Microsoft Office Outlook and Word, Computerized Maintenance Management Systems (CMMS), Building Automation Systems (BAS), Energy Management Systems (EMS), and scheduling applications.
