What are the responsibilities and job description for the Regional Maintenance Manager position at LA Apartments?
LA Apartments is seeking an experienced Maintenance Manager who will coordinate the activities of the maintenance staff including oversight control of all physical assets of our apartment buildings. The candidate will oversee SFV maintenance repairs, including turnovers, apartment resets, work orders, and property maintenance request.
This position is located at our office in the San Fernando Valley and we are seeking a person with background and experience in Multi-Family and Maintenance or Construction.
· Work Order Management
Review incoming work orders and dispatch the team accordingly.
Follow up with the assigned parties to ensure timely performance.
Close the work orders when all steps are completed.
Follow up with technicians, onsite managers and tenants for quality control.
Supervise technicians onsite to provide oversight and support.
Oversee building inspections, on-site supervisions with gov/corp entities.
· Vendor Relations
Ability to coordinate with multiple vendors on work orders.
Check for Vacancy Work completion and quality control.
Calendar the work schedule and notate it on the Vacancy Log.
Notify the tenants/manager when work is completed.
· Administrative
Appropriately complete the Daily Log, End of Day Report and End of Week Reports.
Ensure all work hours and time breaks are properly accounted.
Review vacancy payment invoices and breakdowns.
Bill tenants as appropriate.
Desired Skills:
- A minimum number of 4 years managing Maintenance/Construction Teams.
- Previous experience in Maintenance or Construction with advanced knowledge of mechanics and maintenance
- Knowledge of Rent Manager helpful
- Bilingual in English and Spanish
- Proficient computer skills with knowledge of Word, Excel, E-mail, etc.
- Professional and able to work with deadlines daily
- Excellent written and oral communication skills,
- Ability to make accurate and efficient inventory counts
- Must be detail oriented with ability to multi task
- Excellent analytical and mathematical skills with ability to add, subtract, multiply and divide
- Great communication skills speaking with technicians and vendors/suppliers and other team members within the company
