Position Overview

Kurtz Homes is seeking a highly organized, detail-oriented, and proactive Superintendent to oversee the day-to-day field operations of our high-end custom residential projects in Naples, Florida. This individual will be responsible for managing all on-site construction activities, coordinating subcontractors and inspections, maintaining project schedules, enforcing safety standards, ensuring exceptional craftsmanship, and upholding the professionalism and integrity that define Kurtz Homes. The Superintendent serves as the on-site leader.

Project Planning & Job Start-Up
  • Review plans, specifications, contracts, and scopes of work prior to construction start.
  • Develop, maintain, and manage the overall construction schedule in coordination with the Project Manager.
  • Study plans thoroughly and maintain expert-level familiarity with all project documents and selections.
  • Assist in identifying constructability issues, cost-saving opportunities, and scheduling conflicts before work begins.
  • Coordinate preconstruction meetings with subcontractors and vendors.
  • Ensure jobsite preparedness, including site logistics, protection, storage areas, and setup requirements.
  • Maintain a current set of approved drawings, specifications, permits, contracts, and change orders on-site at all times.


Daily Field Operations
  • Manage all day-to-day construction activities from sitework through final completion.
  • Schedule and coordinate subcontractors, inspections, deliveries, equipment, dumpsters, and materials.
  • Ensure all work is properly sequenced and ready before trades begin work.
  • Direct and supervise subcontractors to ensure work is completed according to plans, specifications, schedules, and company standards.
  • Maintain organized, safe, clean, and professional job sites at all times.
  • Lead by example and set expectations for jobsite cleanliness, organization, professionalism, and accountability.
  • Coordinate and supervise layout verification including window and door openings, framing layouts, and field dimensions.
  • Manage labor resources and track time and material work as required.
  • Anticipate project challenges and proactively resolve issues before they affect quality, budget, or schedule.
Quality Control & Craftsmanship
  • Perform ongoing quality control inspections throughout all phases of construction.
  • Ensure all work meets Kurtz Homes’ standards for craftsmanship, accuracy, and luxury-level finish quality.
  • Verify subcontractor work complies with plans, specifications, approved shop drawings, and contract scopes.
  • Review shop drawings and product submittals for dimensional accuracy and compliance.
  • Identify deficiencies early and coordinate corrective action immediately.
  • Maintain detailed field markups and as-built documentation for structural, plumbing, HVAC, electrical, and site modifications.
  • Oversee final punch list completion and project closeout.
Scheduling & Coordination
  • Maintain and update project schedules and rolling three-week look-ahead schedules.
  • Communicate schedule expectations and milestones clearly to all subcontractors and project stakeholders.
  • Coordinate all inspections and ensure readiness prior to municipal review.
  • Adjust schedules and sequencing as necessary to accommodate delays, weather, field conditions, or design revisions.
  • Work closely with Project Managers, architects, designers, engineers, and clients to maintain project progress and alignment with project goals.
Safety & Jobsite Standards
  • Enforce OSHA regulations and all company safety standards.
  • Conduct and document regular safety meetings and site safety inspections.
  • Identify and correct potential hazards proactively.
  • Ensure all workers utilize appropriate personal protective equipment and safe work practices.
  • Maintain a safe, orderly, and professional working environment for all personnel and visitors.
Communication & Documentation
  • Maintain accurate daily logs, progress reports, schedules, and field documentation using Procore, OpenSpace, and company systems.
  • Capture and maintain weekly progress photos and site documentation.
  • Communicate effectively and professionally with Project Managers, subcontractors, clients, architects, inspectors, and vendors.
  • Provide regular project updates including scheduling, progress, issues, and solutions.
  • Track RFIs, submittals, inspections, field changes, and change order information as required.
  • Foster positive relationships with clients, neighbors, design professionals, subcontractors, and local officials.
Leadership & Problem Solving
  • Lead jobsite operations with professionalism, integrity, accountability, and strong communication.
  • Maintain project morale and encourage teamwork among trades and staff.
  • Hold subcontractors accountable to schedules, scopes, and quality expectations.
  • Resolve field conflicts, discrepancies, and unforeseen conditions efficiently and professionally.
  • Escalate major issues appropriately while independently resolving day-to-day field challenges.
  • Represent Kurtz Homes with honesty, professionalism, and respect in all interactions.
Qualifications 
  • Minimum 5 years of experience as a Superintendent in residential construction, preferably luxury custom homes.
  • Strong understanding of all phases of residential construction including structural, mechanical, and finish work.
  • Ability to read and interpret architectural drawings, specifications, and construction documents.
  • Experience managing high-end subcontractors and coordinating multiple trades simultaneously.
  • Strong knowledge of scheduling, sequencing, and field coordination.
  • Proficiency with construction management software including Procore, Microsoft Office, and related field technology.
  • Strong problem-solving, organizational, and communication skills.
  • Ability to work independently while maintaining close coordination with project management.
  • Valid driver’s license with good driving record.

Working Conditions
  • Typical work week averages approximately 40 - 45 hours with additional hours as required by project schedules.
  • Outdoor work in varying Florida weather conditions including heat and humidity.
  • Frequent walking, climbing, stooping, bending, lifting, and standing for extended periods.
  • Occasional lifting and carrying of construction materials and equipment.
  • Work may involve heights and active construction environments.
