Job Description :
The Construction Management Sourcing Manager is responsible for leading strategic sourcing and procurement activities that support large-scale construction and development projects. This role involves developing sourcing packages, selecting contractors, procuring equipment, and managing all construction-related purchasing activities.
The ideal candidate has strong experience in procurement for construction or capital development projects, with strong commercial, technical, and analytical skills.
Key Responsibilities
Strategic Sourcing & Procurement
- Develop and implement sourcing strategies for construction services, including general contractors, subcontractors, engineering partners, and construction management providers.
- Create detailed scopes of work and bid packages, including cost structures and trade-aligned bid comparisons.
- Lead complete RFP cycles, including drafting requirements, issuing documents, managing Q&A, and coordinating pre-bid meetings.
- Perform bid evaluations and comparisons across contractors, specialty trades, and equipment suppliers.
- Select vendors based on commercial competitiveness, technical compliance, schedule adherence, and stakeholder alignment.
- Procure construction materials, equipment, infrastructure components, long-lead items, and other project-related requirements.
Negotiation, Contracting & Commercial Management
- Lead negotiations on pricing, schedules, commercial terms, and contractual requirements.
- Collaborate with Legal on contract development, risk mitigation, and compliance.
- Support development of contracting strategies (lump sum, unit rate, design-build, CM-at-risk, etc.).
Vendor & Supplier Management
- Manage contractor and supplier performance throughout the project lifecycle, ensuring compliance with scope, quality, safety, and scheduling.
- Lead change order processes, including scope review, pricing analysis, negotiation, and approvals.
- Conduct performance evaluations and implement corrective actions when needed.
- Maintain and manage a strong network of qualified suppliers and contractors.
Project Collaboration & Execution Alignment
- Work closely with project management, engineering, architecture, logistics, and finance teams to align sourcing strategies with project timelines and requirements.
- Support cost estimation, budgeting, and capital planning activities.
- Coordinate procurement timelines with project schedules and logistics needs.
- Support planning and coordination of transportation and delivery of equipment and materials.
Risk, Compliance & Market Insights
- Conduct due diligence on contractors and suppliers, including financial stability, safety records, and compliance factors.
- Ensure procurement activities follow regulatory, sustainability, and company policy requirements.
- Monitor market trends, cost fluctuations, labor availability, and pricing conditions relevant to construction sourcing.
Qualifications Required
- Bachelor’s degree in Supply Chain, Construction Management, Engineering, Business, or related field.
- 5–8 years of experience in strategic sourcing for construction or capital development projects.
- Strong experience managing RFPs, conducting bid evaluations, and comparing proposals across construction trades.
- Proven ability to source general contractors, specialty contractors, and construction management services.
- Demonstrated success in contract negotiation and change order management.
- Strong vendor performance management and relationship-building skills.
- Experience supporting multi-site or complex construction programs.
Preferred Qualifications
- Experience working on large, multi-phase development projects.
- Understanding of logistics and transportation related to construction materials and equipment.
- Professional certifications (e.g., CPSM, PMP).
- Background supporting commercial, industrial, or large-scale development projects.
