Korn Ferry Military Division has partnered with our client on their search for a Building Operating Engineer (1st Shift, M-F) for their location in the heart of Dallas TX.
Must have 3-5 years experience as a Building Engineer, Operating Engineer, or Maintenance Engineer in a commercial office environment.
Prior experience responding to tenant service requests in a Class A office building is highly preferred and will give you a huge advantage over other candidates!
Compensation: $27.00-31.00/hour
Shift: Day Shift (Monday-Friday, 7am-4pm)
What You Will Do:
Responsible for maintaining the safe, efficient, and reliable operation of all base building systems while delivering exceptional customer service to tenants. Will serve as one of the primary engineering contacts for tenant service requests, performing preventative maintenance, troubleshooting building systems, and responding to operational issues that affect occupant comfort and building performance.
- Respond promptly and professionally to tenant service requests, ensuring timely resolution and a high level of customer satisfaction.
- Troubleshoot HVAC, plumbing, electrical, lighting, and other building-related issues affecting tenant spaces.
- Perform preventative maintenance and corrective repairs on base building mechanical, electrical, plumbing, and life safety systems (Air handling units (AHUs), VAV systems, Fan coil units, Exhaust and ventilation systems, Domestic water systems, Electrical distribution equipment, Lighting systems, Fire and life safety systems)
- Monitor building performance through the Building Automation System (BAS) and make operational adjustments to maintain occupant comfort and energy efficiency.
- Perform routine inspections of tenant floors, common areas, mechanical rooms, rooftops, and equipment spaces to identify deficiencies.
- Work closely with vendors and contractors performing maintenance, repairs, and tenant improvement projects.
- Complete assigned work orders while maintaining accurate documentation of labor, materials, and completed work.
- Assist with after-hours emergency response for mechanical, electrical, plumbing, and life safety issues as required.
Education and Work Experience:
- 4 years US Military experience required
- 3-5 years of experience as a Plant Operator, Operating Engineer, or similar role in a commercial environment required.
- Strong working knowledge of HVAC, electrical, plumbing, lighting, and building automation systems.
- Preferred Certifications: EPA Universal CFC Certification, HVAC, electrical, or mechanical certifications, OSHA 10 or OSHA 30
