Property Manager

Kirco Management Services LTD
Troy, MI Full Time
POSTED ON 10/11/2026
AVAILABLE BEFORE 12/11/2026

KIRCO is seeking a highly engaged, customer-focused Property Manager to oversee the day-to-day operations and tenant experience at Columbia Center in Troy, Michigan.

This is a highly visible, hands-on position requiring a consistent daily onsite presence. The Property Manager serves as a primary point of contact for tenants, vendors, building staff, visitors, and other stakeholders and plays an important role in maintaining Columbia Center's professional image and reputation in the market.

Beyond traditional property management responsibilities, this position has a strong hospitality and customer-experience component. The Property Manager will be expected to actively engage with tenants, anticipate needs, oversee property events and activities, maintain exceptional standards throughout the property, and ensure Columbia Center provides a welcoming and professional environment.

Key Responsibilities

  • Serve as the onsite leader and primary point of contact for tenants, vendors, building staff, and other property stakeholders.
  • Deliver a "Best in Class" tenant experience through consistent communication, responsiveness, relationship-building, and follow-through.
  • Maintain a highly visible presence throughout the property and proactively engage with tenants to understand needs, concerns, and opportunities to enhance their experience.
  • Maintain and enhance Columbia Center's professional appearance, atmosphere, and overall market image.
  • Support and coordinate tenant and property events, including working with vendors, internal teams, and tenants to provide a high-quality hospitality experience.
  • Conduct regular property inspections and ensure common areas, exterior spaces, amenities, and building operations meet KIRCO standards.
  • Manage tenant requests, work orders, service issues, move-ins, move-outs, and related communications.
  • Oversee vendors and service providers, ensuring quality, responsiveness, professionalism, cost effectiveness, and accountability.
  • Partner with building engineering and service teams regarding preventive maintenance, building systems, life safety, and day-to-day operational needs.
  • Develop and manage annual operating and capital budgets, forecasts, management plans, financial reports, and variance explanations.
  • Monitor property expenses and identify opportunities for cost containment without compromising service or property standards.
  • Coordinate tenant improvement and common-area improvement projects.
  • Support leasing and marketing efforts, including property tours, prospective tenant interactions, and activities designed to position Columbia Center competitively in the market.
  • Maintain appropriate documentation for vendor and supplier agreements and ensure compliance with property management procedures and applicable safety requirements.
  • Lead and coordinate onsite staff and service partners to ensure a consistent, professional experience throughout the property.

What We're Looking For

The ideal candidate is professional, polished, approachable, and highly customer-focused. This individual enjoys being visible and engaged rather than managing a property primarily from behind a desk.

Candidates may come from commercial property management, residential/multifamily property management, hospitality/hotel management, or another high-touch property or facilities environment. Commercial experience is preferred, but we are open to candidates whose experience demonstrates strong transferable skills and the ability to successfully manage a professional commercial property.

Qualifications

  • Property management, commercial real estate, residential/multifamily management, hotel/hospitality management, or related experience.
  • Demonstrated success providing exceptional customer or tenant service.
  • Experience managing vendors, service providers, building operations, or facilities.
  • Financial acumen with experience working with budgets, expenses, reporting, or financial analysis.
  • Strong interpersonal and relationship-building skills.
  • Excellent verbal and written communication skills.
  • Professional presence and ability to interact confidently with tenants, executives, vendors, prospects, and visitors.
  • Highly organized with strong follow-through and attention to detail.
  • Proactive, hands-on approach to problem-solving.
  • General understanding of building systems, including HVAC, electrical, plumbing, and fire/life safety, preferred.
  • Bachelor's degree preferred or equivalent combination of education and relevant experience.
  • Ability and willingness to work onsite daily in Troy, Michigan.

What Success Looks Like

Success in this role means tenants feel known, supported, and valued; the property consistently reflects KIRCO's standards; vendors and building staff are effectively managed; financial and operational responsibilities are handled accurately; and Columbia Center continues to be positioned as a premier workplace and property within the Troy market.
