Superintendent, Commercial Construction
Position Purpose:
The Project Superintendent is the primary representative for KIRCO MANIX Construction (KMC) on a project site, providing leadership and management for all parties associated with the project site, including the Owner, Designers, Subcontractors, Inspectors and Consultants, to achieve an outstanding project outcome by meeting or exceeding the project’s expectations for fit and finish (quality), timeliness (schedule) and cost (budget).
Essential Job Functions:
Pre-Construction
· Partner with the Project Manager, Owner, and design team to support due diligence, design development, permitting, and entitlement processes.
· Provide input on project budget, general conditions, and master schedule, emphasizing constructability, efficiency, and safety.
· Lead planning of site organization, logistics, and setup, including temporary utilities, field office preparation, and company-standard signage.
· Coordinate site layout, benchmarks, and control lines to ensure project accuracy and readiness for construction.
Construction
· Lead all on-site construction activities, ensuring safe, efficient, and high-quality execution in alignment with KIRCO standards and project goals.
· Serve as the primary field contact for communication and coordination with the Project Manager, subcontractors, and consultants.
· Maintain full familiarity with plans, specifications, subcontracts, and change orders to ensure work is performed according to contract requirements.
· Oversee daily field documentation and reporting in Procore, including logs, RFIs, progress photos, and safety observations.
· Enforce and model KIRCO’s safety standards; identify and immediately address unsafe conditions on site.
· Conduct regular site meetings to review progress, schedules, and subcontractor performance; communicate updates to internal and external stakeholders.
· Collaborate with the Project Manager and Accounting to support subcontractor invoicing, draw submissions, and cost control.
· Lead and resolve on-site conflicts, ensuring coordinated solutions that maintain schedule, budget, and quality.
· Oversee the punch list and closeout process to ensure timely completion, thorough documentation, and owner satisfaction.
Educational/Experience Requirements:
- Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field; equivalent practical experience in commercial construction may be considered in lieu of a degree.
- 10–15 years of experience managing or overseeing commercial construction projects, including sitework, office, light industrial, and retail developments.
- Strong understanding of general construction methods, site development, and real estate development processes.
- Demonstrated leadership ability and a proven record of building positive, solutions-oriented relationships with clients, consultants, and internal teams.
- Excellent communication skills—both verbal and written—with a commitment to professionalism and collaboration.
- Proficient in project management software such as Procore, Microsoft Project, and Yardi, as well as general office applications.
- Knowledgeable in consultant systems, construction lead times, and the value of key building components.
- Familiar with interpreting and managing project plans, specifications, and contract documents.
- Procore certification preferred or willingness to obtain upon hire.
