Building Engineer
Position Purpose:
This role is responsible for performing routine maintenance, handling repairs, and responding to service requests across all building systems—including electrical, plumbing, HVAC control system experience, and structural elements.
Essential Job Functions:
- Perform regular visual inspections of building systems, equipment, and grounds
- Complete work orders related to light electrical, plumbing, HVAC, lighting, cleaning, painting, carpentry, and other basic repair needs.
- Work with Property Manager to monitor and maintain preventive maintenance schedules
- Respond to emergency maintenance needs promptly and professionally- contain issue resolve within scope or assist skilled vendors with access etc. to resolve.
- Ensure compliance with assigned safety regulations and building codes
- Assist contractors and service providers when assigned by property manager.
- Assist with inventory management of tools, supplies, and equipment
- Keep maintenance logs, documentation, and records up to date
- Support seasonal tasks such as snow removal, landscaping, or heating system prep
Educational/Experience Requirements:
- High school diploma or equivalent; technical training or certification is a plus
- 2 years of hands-on experience in building maintenance or related field
- General handyman skills for basic plumbing, electrical, HVAC control system, and carpentry repairs
- Ability to read blueprints, manuals, and schematics preferred.
- Strong problem-solving skills and attention to detail
- Clear skill set understanding of what the position can do and what is should not do.
- Excellent communication and time-management abilities
- Physical capability to lift, bend, and work in various environmental conditions
- Valid driver's license (if applicable)

What You’ll Do
- Remove, inspect, and re-key lock cylinders
- Ensure doors, windows, and entry points operate correctly and securely
- Repair carpet and floor tile as needed
- Patch/repair walls and complete painting tasks
- Replace electrical components: ballasts, plugs, switches, drivers, etc.
- Troubleshoot plumbing issues including drains, supply lines, faucets, and toilets
- Replace/install ceiling tiles
- Install name plates and signage
- Perform interior/exterior lamp replacement (fluorescent, LED, metal halide, HPS, etc.)
- Maintain exterior areas: sidewalks, lawns, planters, parking lots
- Replace thermostats and change HVAC filters (rooftop and interior units)
- Perform minor HVAC, electrical, and plumbing repairs
- Support Life Safety inspections (preferred):
- Fire extinguishers
- Fire pump
- Fire doors
- Emergency lighting
- Generator transfer inspections
- Other maintenance tasks aligned with your skills and strengths
What You Bring
- Experience in commercial facilities (preferred)
- Strong general maintenance background
