What are the responsibilities and job description for the Senior Architectural Millwork Estimator position at Kings Commercial Interiors?
Winning the Work
At Kings, estimating and sales are closely connected.
We don't want someone who believes their responsibility ends when the proposal is emailed.
The Senior Estimator should be comfortable:
- Building and maintaining relationships with General Contractors and other customers
- Following up on submitted proposals
- Discussing scope, pricing, alternates, and clarifications with customers
- Participating in bid leveling and scope-review conversations
- Helping customers identify value-engineering alternatives when appropriate
- Understanding where Kings' number stands and what is influencing the customer's decision
- Negotiating within established company parameters
- Recognizing which opportunities deserve additional attention
- Helping turn strong estimating work into awarded projects
- Developing repeat business through reliability, responsiveness, and industry knowledge
The strongest candidate will understand the difference between simply being low bidder and putting together a proposal that gives Kings the best opportunity to win the right project at the right price.
Senior-Level Responsibility
This role is intended to add significant architectural millwork experience to our estimating department.
In addition to your own estimates, you will be expected to:
- Review estimates prepared by other estimators
- Help identify missed scope, questionable assumptions, and pricing risks
- Provide another level of review on larger or more complex bids
- Share estimating practices and industry knowledge gained through experience
- Help establish more consistent estimating methods
- Help improve turnaround time without sacrificing accuracy
- Assist other estimators in evaluating difficult or unusual millwork conditions
- Provide guidance on labor assumptions, fabrication complexity, installation requirements, and risk
- Help the team determine where additional investigation is needed before a proposal is submitted
We want someone who can strengthen the department while allowing the other estimators to continue developing their own judgment and customer relationships.
What We're Looking For
Direct architectural millwork estimating experience is important for this position.
The ideal candidate will have:
- Significant estimating experience within architectural millwork, custom casework, commercial interiors, or a closely related custom fabrication environment
- Strong knowledge of architectural millwork construction and fabrication
- Experience estimating large commercial millwork packages, preferably including projects valued at $500,000 or more
- Strong ability to read architectural drawings, specifications, details, schedules, and shop-related construction documents
- Experience estimating material, fabrication labor, finishing, delivery, and installation
- Understanding of veneers, laminates, solid surfaces, hardware, specialty finishes, countertops, panels, casework, custom furniture, and related architectural products
- An understanding of how millwork is actually manufactured and installed
- Experience with Bluebeam
- Strong computer and organizational skills
- Experience developing estimates and proposals in QuickBooks or comparable estimating/accounting systems
- Strong written and verbal communication skills
- Experience communicating directly with General Contractors and commercial customers
- The confidence and professionalism to discuss pricing and scope with customers
- Strong attention to detail without losing sight of bid deadlines
- The ability to manage multiple active bids and changing priorities
- Good commercial judgment and an understanding of project profitability
The Person Who Will Do Well Here
We're looking for someone who can open a large set of drawings and quickly begin separating what matters from what doesn't.
Someone who sees a detail and thinks about how it will actually be fabricated.
Someone who recognizes when the specifications and drawings don't agree.
Someone who understands that missing a small piece of scope can become a very large problem after award.
Someone who can make reasonable assumptions when perfect information isn't available—and clearly document those assumptions.
Someone who understands when an estimate needs another hour of investigation and when it needs to get out the door.
And someone who is comfortable picking up the phone after the bid goes out and asking:
“Where do we stand, and what do we need to do to earn this project?”
Success in This Position
Success will be measured by more than the number of estimates completed.
A successful Senior Estimator will help Kings:
- Increase the number of quality opportunities we can bid
- Improve estimating turnaround time
- Maintain strong estimating accuracy
- Reduce missed scope and avoidable estimating exposure
- Improve consistency across the estimating department
- Build stronger customer relationships
- Increase the percentage of desirable projects that become awarded work
- Protect appropriate margins while remaining competitive
- Provide cleaner project information when awarded work is turned over to Project Management
