Position Summary
The Purchaser is responsible for the accurate, timely, and compliant purchase of correspondent residential mortgage loans. This role owns the process from purchase request through purchased in accordance with TRID, RESPA, TILA, underwriting, state and federal regulations. The Purchaser partners closely with the banker, acting as a liaison, to obtain required documentation that meets loan quality requirements to clear conditions, manage loan documentation accuracy, and facilitate timely purchase from the bankers’ warehouse line.
Responsibilities
The minimum starting base salary for this position is $25.00/hr. The actual base is dependent on many factors such as: work experience, business needs, market demands, and other compensation components. The base pay range is subject to change and may be modified in the future.

Responsibilities
- Review closed loan packages to confirm all documents are properly signed, dated, notarized, and complete.
- Confirm that all required documentation for the collateral package is satisfactory prior to purchase.
- Review and clear standard prior to purchase conditions in accordance with company policy and guidelines.
- Calculate purchase advice amounts and distribute to banker's contact(s).
- Meet published cutoff times and Treasury requirements.
- Input loan information into the Loan Origination System.
- Address post-closing issues in coordination with Post-Closing, Accounting, Insuring and banker.
- Support trailing document resolution in partnership with the banker.
- Maintain accurate and timely system updates throughout the purchasing lifecycle.
- Manage assigned pipeline to meet service level, quality, and throughput expectations.
- Maintain highly confidential information concerning correspondent bankers.
- Ensure all tasks are completed within the associated SLA.
- Minimum 2 years’ experience in mortgage closing, post-closing, or underwriting.
- Strong understanding of the residential mortgage loan lifecycle and operational workflows.
- Strong attention to detail and organizational skills.
- Strong understanding of mortgage documents, compliance (TRID), and guidelines.
- Excellent written and verbal communication skills.
- Ability to partner effectively and build strong relationships with bankers.
- Ability to prioritize multiple competing tasks and meet deadlines.
- Proficiency with Loan Origination Systems and standard office productivity tools.
