Position Summary

The Conventional Underwriter is responsible for evaluating and analyzing residential mortgage loan applications for conventional loan products to determine creditworthiness and eligibility for approval under FNMA and FHLMC guidelines. This role assesses risk by reviewing financial documentation, credit history, income, assets, and property information to ensure all loans meet applicable investor, agency, and regulatory requirements. Conventional Underwriters provide timely credit decisions and condition reviews while maintaining a strong commitment to accuracy, consistency, and compliance.

Responsibilities

  • Evaluate borrower creditworthiness for conventional loan applications in accordance with FNMA and FHLMC guidelines, investor overlays, and applicable regulatory requirements.
  • Review and evaluate the full borrower profile including all income documentation types, credit reports, assets, preliminary title reports, and appraisals.
  • Analyze and calculate income using documentation such as personal and business tax returns, pay stubs, W-2s, and year-end earnings statements to support final loan decisions.
  • Utilize Desktop Underwriter (DU) and Loan Product Advisor (LPA) findings to guide underwriting decisions and apply manual underwriting standards where applicable.
  • Review appraisal reports and property documentation to confirm collateral meets FNMA and FHLMC eligibility and acceptability requirements.
  • Assess mortgage insurance requirements and confirm appropriate MI coverage levels are in place in accordance with investor guidelines.
  • Issue clear, actionable underwriting decisions and conditions using standard condition language aligned with FNMA, FHLMC, and investor overlay requirements.
  • Provide decisions and review loan conditions within established SLAs (threshold: 2 new files and 5–6 condition reviews per day).
  • Communicate underwriting decisions and complex file guidance to Account Managers and Brokers in a timely and service-focused manner.
  • Determine accuracy and completeness of loan files and ensure consistent application of conventional underwriting processes.
  • Manage QC findings by responding to and rebutting items to assist with clearing investor or internal audit findings.
  • Stay current with FNMA, FHLMC, MI provider, and investor guideline updates through ongoing training and continuing education.
  • Document underwriting rationale thoroughly in the LOS to support audit, QC, and investor review.
  • Exercise sound judgment and issue quality decisions within written policy and standard operating procedures.

Qualifications

  • Minimum of 3 years' experience as a conventional mortgage underwriter in a wholesale or retail lending environment.
  • High School diploma or equivalent required; college education preferred.
  • In-depth knowledge of FNMA and FHLMC products, guidelines, and selling guides.
  • Proficiency with Desktop Underwriter (DU) and Loan Product Advisor (LPA) automated underwriting systems.
  • Proficiency with various income types including W-2, self-employment, variable income, rental income, and retirement/asset depletion.
  • Proficient understanding of conventional loan program products, services, policies, and eligible property types.
  • Familiarity with MI (mortgage insurance) requirements, eligibility, and coverage levels across FNMA and FHLMC programs.
  • Familiarity with title commitments, preliminary title reports, and acceptable collateral documentation standards.
  • Familiarity with closing, funding, and post-closing departments.
  • Experience working within a Loan Origination System; preferred knowledge of Blue Sage.
  • Excellent customer service, communication, organizational, analytical, and problem-solving skills.
  • Strong attention to detail with the ability to efficiently and consistently produce accurate work.
  • Capability to multi-task in a fast-paced environment with a high volume of transactions.
  • Sound judgment skills essential to making quick decisions within written policy and standard operating procedures.
  • Proven aptitude to work effectively in both team and individual environments.
  • Proficiency with Microsoft Office Suite (Word, Excel, Outlook) and standard internet browsers.

Pay Disclosure

The starting base salary pay range for this position is $33.65/hr. The actual base is dependent on many factors such as: work experience, business needs, market demands, and other compensation components. The base pay range is subject to change and may be modified in the future.
