We are looking for a full-time Apartment Maintenance Technician at an Affordable Housing Community in North Las Vegas, NV. We anticipate a temporary to permanent hire situation with a review at 90 days.
The responsibilities of this position include the following:
- Perform daily maintenance of apartments, grounds, parking lots, and common areas
- General repairs – including electrical, carpentry, sidewalk, and parking lot
- Painting
- Cleaning
- Carpets
- Appliances
- Safety systems
- Plumbing
- HVAC
- Manage outsourced maintenance contracts
- Prepare units for new move-ins
- Oversee preparation for government inspections with an emphasis on site health and safety
- Manage maintenance budgets including: capital and annual budgets
REQUIREMENTS:
- Work with the Property Manager to identify janitorial, maintenance-related and capital improvement activities.
- Initiate, perform, and/or oversee janitorial and maintenance projects.
- Perform apartment turnovers, repairs, grounds maintenance, and overall upkeep a large, multi-unit property.
- Assist Property Manager in the implementation of site policies, standards, procedures, and government programs relating to the overall maintenance and upkeep of a “HUD subsidy” property.
- Demonstrate the ability to manage multiple, concurrent maintenance activities.
- Work with Property Manager to meet and exceed the needs of the apartment community.
- Develop scopes-of-work for small improvements/services and seek out qualified contractors to bid the work.
- Develop and maintain relationships with vendors, negotiating pricing, collaborating with the Site Manager as well as corporate property management portfolio management on an approved, and up-to-date, vendor list
- HVAC, plumbing, and electrical certifications are desired.
Candidates must be detail-oriented and be able to demonstrate an excellent work ethic.
Being bilingual (English & Spanish) is preferred
Hand tools to perform the general duties listed above are required.
