Facilities Cross Functional Technician
Role Overview: The Facilities Cross Functional Technician supports GMP production and site utilities across Santa Monica. The technician executes preventive, corrective, and predictive maintenance; troubleshoots to root cause; owns assigned systems; documents to GDP standards; and partners with Operations, Engineering, and QA. This is an onsite, cross-functional role spanning mechanical, electrical, and utilities domains, with shift flexibility and on-call participation.
• Core scope and level: Mid-level, independent execution of routine and moderately complex work; system ownership without people leadership; cross-site collaboration as needed.
• Experience: 5 years in GMP regulated or high-rigor environments (pharma/biotech/med device preferred; hospital).
• Technical breadth: Proficiency in at least three areas across mechanical, electrical, utilities, instrumentation/controls, and fabrication; emphasis on facilities/utilities (HVAC, steam generators, compressed air) and production support.
• Compliance & safety: Working knowledge of cGMP, GDP, and SHE/EHS; safe work practices (LOTO, hot work, line breaking, confined spaces).
• Systems & literacy: CMMS (Blue Mountain RAM or SAP PM), basic BAS/BMS/EMS; ability to read P&IDs and electrical/controls schematics.

Must-Have Requirements (Non-Negotiable)
• Safety/compliance: Consistent adherence to SOPs, GDP, cGMP, and SHE; proficient with LOTO and permit-to-work (hot work, line breaking, working at height).
• Technical capability: Independent proficiency in 3 areas: mechanical; utilities (HVAC/boilers/chillers/compressed air/purified water); electrical within site policy; instrumentation/controls basics; fabrication for minor repairs.
• cGMP Experience: Prior pharmaceutical/cGMP maintenance experience.
• Documentation & CMMS: Plans, executes, and closes work orders to GDP standards; maintains accurate logbooks/permits in CMMS.
• Drawings & diagnostics: Reads P&IDs and electrical schematics; applies structured troubleshooting and sound escalation judgment.
• Shift/on-call: Willing to work assigned shifts and participate in a rotating on-call schedule; weekend/holiday support per rota.
• Communication & teamwork: Clear verbal/written communication; collaborates effectively with Ops/Engineering/QA; provides task-level training to peers/operators.
• Physical requirements: Able to lift 50 lbs; work at heights/ladders; operate in mechanical and cleanroom-adjacent spaces with PPE; prolonged standing/walking.
Preferred Qualifications
• AAS in Engineering Technology or relevant trade school.
• Systems: Blue Mountain RAM or SAP PM; BAS/BMS/EMS familiarity.
• Certifications: EPA 608/HVAC preferred (not mandatory); state electrical trainee/journeyman or boiler operator license if applicable.
• Continuous improvement: 5S/Kaizen; RCM/TPM exposure.
Coverage Plan
• Responsibilities: Execute PM/CM/PdM; act as system owner (compliance, spares, minor CAPAs); support equipment installation/commissioning/qualification with Engineering/QA; maintain GDP documentation; drive safety/reliability improvements.
• Sites: Primary assignment at Santa Monica with defined cross-coverage for critical utilities and production priorities; local travel as scheduled.
• Shifts (proposed):
Monday–Friday, 5:00 AM–1:30 PM
• Intent: distribute workload, maintain sub-100% sustained utilization, and create brief overlap for handoffs during high-demand periods.
• On-call: Rotating after-hours support (e.g., one technician on-call weekly per site) with defined response times; compensation per policy.
• Cross-coverage & handover: Daily 15-minute handover; standard escalation to Maintenance Supervisor and Facilities Engineering; QA engagement for quality-impacting events.
• Service levels & risk controls: Minimum on-shift headcount for safe LOTO/permit work; PM on-time target (e.g., >95%); response SLAs for production-critical utilities; CMMS priority codes to balance PM vs corrective backlog.
