JOB DESCRIPTION

 

Location: Dallas, TX

The purpose of this job description is to communicate the responsibilities and duties associated with the position of REGIONAL SUPERVISOR. The REGIONAL SUPERVISOR is fully responsible for the overall fiscal accountability and property management operations of a multi property residential portfolio and all operational and financial aspects of the assigned portfolio. Portfolio size may vary, based, on size, geographic area, and complexity. The Regional Supervisor directs and coordinates the activities of the properties in the portfolio to ensure that company and/or owner financial and business objectives are achieved. You will effectively manage and coordinate employees, activities, trainings, and available resources to accomplish portfolio objectives set forth by the President and Regional Vice President of Keener Management.

DUTIES AND RESPONSIBILITIES

 

  • Develop annual budgets for the assigned properties in the portfolio, analyze and evaluate financial statements, reconcile monthly statements against approved budget and work to resolve any issues in the financial performance of the portfolio.
  • Ensure the portfolio and individual properties meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial market and operational reports and develop and implement appropriate action plans to achieve goals.
  • Monitor property expenses, account for budget variances, and implement new strategies, suggest budget adjustments related to objectives and goals when required.
  • Review, analyze and interpret market data to identify trends that may impact the performance of the portfolio and work with Community Mangers and others to develop and implement plans that drive occupancy and revenue growth.
  • Promote client satisfaction and retention through timely reporting and ongoing communication about the performance of the properties and respond to client/owner concerns.
  • Monitor time sheet reporting with specific attention to overtime hours.
  • Regularly monitor market trends and portfolio competition.
  • Work alongside Property Managers to develop and monitor active renewal programs and marketing plans.
  • Demonstrated ability to supervise various staff positions including the ability to provide technical guidance, problem solving, delegation and managing schedules.
  • Use effective techniques to screen, hire, orient and train new property staff positions with established company guidelines.
  • Document employee performance and take necessary action on a timely basis.

 

 

 

 

 

 

KNOWLEDGE AND ABILITIES

 

  • Proficiency in using property management software(s), used by the Company, as well as Microsoft Office (Word, Excel, PowerPoint) to design, develop and complete required reports.
  • Demonstrate the ability to work with minimum supervision.
  • Must have excellent spelling and grammar and be able to proof own work, have good telephone skills, be organized, meet deadlines, and have the ability to multi-task.
  • Although Keener Management strives to provide a healthy work-life balance, there may be occasions that require you to work additional hours dependent on staffing needs and emergencies.

 

Qualifications:

REQUIRED EDUCATION AND TRAINING

 

  • High School Diploma or equivalent.
  • Bachelor’s Degree strongly preferred.

 

TRAINING, CERTIFICATION AND ASSOCIATION MEMBERSHIPS

 

  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM), preferred.
  • Certified Occupancy Specialist (COS), preferred.
  • Fair Housing and TDHCA training, preferred.

 

PHYSICAL REQUIREMENTS

 

  • Stand and walk or sit alternatively depending on specific needs of the day. Estimate 20% of time is spent on feet and 80% sitting at desk.
  • Have occasional need (33% to 66% of the time) to perform the following physical activities:

 

Bend/Stoop/Squat                            Pick up litter, filing.

Climb Stairs                                        Inspect and show property.

Push or Pull                                        Inspect and show property, open and close doors.

Reach Above Shoulders                   Inspect property, store/retrieve supplies.

 

  • Constant need (66% to 100% of time) to perform the following physical activities:

            

Writing/Typing                                   Composing correspondence, spreadsheets.

Grasping/Turning                              Telephone, doorknob use

Finger Dexterity                                 Operation of office equipment

 

  • Lifting/Carrying (paperwork, deliveries, files, miscellaneous

 

Over 25 pounds                                   Rarely need (less than 1% of the time)

20 – 25 pounds                                    Occasional Need (1% to 33% of the time)

Less than 20 pounds                           Frequent need (33% to 66% of the time)

Under 10 pounds                                 Constant need (66% to 100% of the time)

 

VISION REQUIREMENTS

 

  • Constant need (66% to 100% of the time) to complete forms, read and review reports and a wide variety of correspondence, view computer screen. Frequently need to see small details.

 

 

 

 

 

HEARING REQUIREMENTS

 

  • Constant need (66% to 100% of the time) to communicate over telephone and in person with property owners, corporate and resident management, vendors, and residents.

 

 

SPEAKING REQUIREMENTS

 

  • Must be able to comprehend, speak, and write the English language.
  • Constant need (66% to 100% of the time) to communicate over telephone and in person.

 

DRIVING REQUIREMENTS

 

  • Frequent need (20% to 25% of the time) to utilize personal transportation to inspect apartments, property, and surrounding neighborhood, and to make trips to the bank and visit the corporate office.
  • Must have a valid driver's license and automobile insurance.

 

WORKING ENVIRONMENT

 

  • Indoors (100% of the time).
  • Must be able to work in a fast-paced and customer service-oriented environment.
  • Performs duties under pressure and meets deadlines in a timely manner.
  • Works as part of a team, as well as complete assignments independently.
  • Takes instructions from Controller, CEO, COO and President.
  • Exercises strong analytical, organizational, and time management skills.
  • Able to resolve conflict in a professional manner.
  • Interacts with co-workers and on-site teams, and clients in a professional pleasant and manner.
