Position Summary: KBR is seeking a motivated Facilities Operation Manager to join the C3BM (Command, Control, Communications, and Battle Management) team in Beavercreek, OH. In this role, the contractor shall provide Facilities Management support able to perform work in a wide range of support and management assignments such as managing the design, planning, construction and maintenance of equipment, machinery, buildings and other facilities. The Contractor shall plan, budget and schedule facility modifications, including estimates on equipment, labor materials and other related costs. The Contractor will operate in accordance with the Civil Engineering Division Facility Manager’s Guide in the organization assigned; the guide details procedures to follow in execution of daily duties as a facility operations manager and will be used as a quick reference. This role requires interpretation or extension of policy guides, substantial modification of techniques and procedures, or the development of innovative approaches to solve specific space utilization problems as well as collecting and recording budget information. Key Responsibilities: Work directly with the customer and the 88th Civil Engineer Group to provide quality oversite of all facility operations. Contractor must have the ability to travel to multiple facilities (specifically but not limited to building 16, 11, 11A, 570 and locations located outside of the installation) Assist ABMS and PAE C3 personnel for space planning and optimization efforts; managing activities related to human as well as physical aspects of facility planning, to include utilization, optimization, and project planning/programming support. Manage the upkeep of equipment and supplies to meet health and safety standards Record and maintain information on safety certifications and inspections Manage data, SUBMIT, adjust and track work orders Act as a liaison/focal point across all facility owners or representatives to include CE functional branches and shop supervisors Project work schedules and recurring work plans Dispatch service calls and do-it-now emergency response teams Coordinate with engineering technicians for mechanical equipment, air conditioning, refrigeration, fire systems, stand-by emergency power, and related preventative maintenance programs Support and coordinate the assignment of reserved parking spaces Monitor the cleaning and maintenance of facility and identify possible problems/additional solution Track and support requests for major facility modifications/repairs, i.e., Heating, Ventilation, Air Conditioning, plumbing, electrical and structural changes Perform minor facility repairs, i.e., light bulb replacements, hand-tool adjustments for tightening items, hang approved wall pictures, building temperature adjustments Support group readiness for base readiness exercises and unit compliance inspection activities as required Help manage division self-inspection processes, including checklist tracking and completion, Management Inspection Control Tool (MICT) Administrator Utilize Task Management Tools, Workflow, LiveLink, and other necessary Government tracking systems Manage all official mail, Fed Ex, and UPS pickups/deliveries as needed Assist with building evacuation plans, ensure compliance with accountability Work Environment: Location: Beavercreek, OH Travel Requirements: 15% Working Hours: Standard Qualifications: Required: 5 years' experience of DoD facility management. Demonstrated experience working directly with the Civil Engineering Group on a U.S. Air Force Base, including coordination on facilities management, space planning, compliance, and infrastructure support activities. Experience managing operational tracking of client space allocations, including coordinating updates and ensuring accuracy across stakeholder groups. Proven ability to track and analyze quarterly space utilization data, identifying trends and presenting findings to leadership. Experience preparing financial data tied to space allocation, such as cost modeling, chargeback methodologies, or budget impact assessments. Skilled in maintaining drawing and database repositories that depict component space allocations, square footage, and associated costs. Ability to support client facilities organizations with a broad range of facilities-related tasks, including maintenance coordination, issue resolution, and work order submission. Experience developing, implementing, and overseeing facilities-related budget execution requirements, including monitoring expenditures and forecasting needs. Ability to provide comprehensive facility project management services, supporting client occupants with planning, execution, and closeout of facility-related projects. Capability to offer guidance on facility project issues, including assessments of risk, mission impact, and implications for client-owned or leased facilities and infrastructure. Experience updating, maintaining, and organizing documentation in direct support of client facilities, ensuring compliance with applicable Air Force and organizational standards. Active TS/SCI clearance required. Desired: Familiarity with Air Force Civil Engineering (CE) processes, including CE Work Request (CEWR) systems, AF Form 332 processes, or Base Comprehensive Planning. Experience with DoD or USAF facility standards, such as UFC (Unified Facilities Criteria) and AFIs related to facilities, infrastructure, and real property. Knowledge of SDSFIE (Spatial Data Standards for Facilities, Infrastructure, and Environment) or similar geospatial/realproperty data standards. Experience with space planning, utilization studies, and real property portfolio management in a federal or DoD environment. Background supporting MILCON, SRM, or facility sustainment programs.
