Paint & Drywall Project Manager / Junior Estimator

Position Overview:We are seeking a detail-oriented professional to manage multi-family and large-scale commercial paint and drywall projects from pre-construction to close-out. This role is perfect for a self-starter who enjoys the variety of both estimating and on-site project management.
Key Responsibilities
Estimating & Pre-Construction
- Prepare accurate paint and drywall estimates from plans, specs, and site walks
- Perform takeoffs for drywall, finishing levels, paint systems, and related materials
- Review bid documents, schedules, and scope requirements
- Assist with pricing strategies, value engineering, and change order pricing
Project Management
- Manage multiple projects simultaneously from award to completion
- Coordinate scheduling of crews, subcontractors, and material deliveries
- Conduct job site walks and attend project meetings
- Ensure work is completed according to contract documents, schedule, and quality standards
- Track job costs, production, and labor efficiency
- Review and process change orders, billing, and close-out documents
Communication & Coordination
- Serve as primary point of contact for GCs, property managers, and superintendents
- Coordinate with field supervisors to ensure clear scope execution
- Resolve job site issues proactively and professionally
- Maintain strong internal communication between estimating, field, and accounting teams
Quality & Compliance
- Ensure compliance with safety standards and company policies
- Monitor workmanship quality and address punch list items
- Support inspections and final walkthroughs
Qualifications
- 3 years of experience in paint and drywall estimating and/or project management/Superintendent
- Strong knowledge of mid- large commercial and multi-family construction practices
- Ability to read and interpret blueprints, specifications, and contracts
- Experience with takeoff and estimating software (e.g., Togal, PlanSwift, Bluebeam, or similar preferred)
- Proficient in Microsoft Office (Excel, Outlook, Word)
- Strong organizational, time-management, and problem-solving skills
- Excellent communication and customer-service skills
- Ability to manage deadlines and multiple projects simultaneously
Preferred Experience
- Experience working with large GCs, apartment complexes, hotels, or property management companies
- Familiarity with job costing, billing, and retention
- OSHA knowledge or certification a plus
- Procore experience a plus
