Position Summary
The Property Controller is a senior accounting professional responsible for leading the accounting department of a property management company. This role oversees all financial operations, ensures the accuracy of financial reporting, maintains compliance with regulatory and internal standards, and provides strategic financial guidance to support company objectives. The ideal candidate is a detail-oriented, hands-on leader with extensive experience in property management accounting and strong knowledge of real estate financial reporting.
Key Responsibilities
- Financial Oversight:
- Manage and oversee the daily operations of the accounting department, including accounts payable, accounts receivable, general ledger, bank reconciliations, and financial reporting for all managed properties.
- Financial Reporting & Analysis:
Prepare and review monthly, quarterly, and annual financial statements for both corporate and property-level entities. Ensure accuracy, completeness, and compliance with GAAP and company policies.
- Budgeting & Forecasting:
Coordinate the annual budgeting process and assist in developing financial forecasts. Monitor actual performance against budgets and provide variance analyses.Maintain compliance with federal, state, and local reporting requirements. Develop and enforce internal controls to safeguard company assets and ensure data integrity.Supervise and mentor accounting staff. Establish clear performance goals, provide ongoing training, and promote a culture of accountability and continuous improvement.Coordinate annual audits and tax preparation with external auditors and tax advisors. Ensure timely and accurate completion of required filings.Evaluate and optimize accounting systems and workflows for efficiency and accuracy. Recommend and implement process improvements and technology upgrades.Collaborate with property managers, executives, and ownership groups to provide financial insights and support strategic business decisions.
Qualifications
- Bachelor’s degree in Accounting, Finance, or related field (Master’s or CPA preferred)
- Minimum 7–10 years of progressive accounting experience, with at least 3–5 years in property management or real estate accounting
- Strong understanding of GAAP, property-level financial statements, and CAM reconciliations
- Proficiency in property management accounting software (e.g., Yardi, AppFolio, MRI, RealPage) and advanced Excel skills
- Excellent leadership, analytical, and problem-solving abilities
- Strong organizational skills with exceptional attention to detail and accuracy
- Effective communication and interpersonal skills; ability to collaborate across departments
