What are the responsibilities and job description for the Superintendent (Live-in) position at JP Management LLC?
We are seeking a Superintendent to live on-site for an apartment complex in Oradell, New Jersey. The position offers a competitive salary with an apartment. You'll be responsible to support other properties in the Bergen County area.
The Superintendent position is responsible to oversee and maintain building facilities and tenant work orders. Emergency response outside normal business hours is required. Skills required include problem solving, efficiency, workmanship, quick response, confidence and time management.
Superintendent responsibilities include but are not limited to:
- Service requests from management and tenants such as appliance repairs, plumbing/electric repairs, painting, etc.
- Preventative maintenance.
- Speedy turnover of vacant apartments.
- Preform general maintenance repairs and tasks without endangering self, residents, or staff.
- Organizational skills to prioritize service requests and general maintenance tasks.
- Maintain a preventative maintenance program that minimizes emergency repairs, service requests and the utilization of outside contractors.
- Participation in company training classes and meetings as required.
- Special projects or additional duties assigned by Supervisor that are essential for property operations.
- The ability to deal with tenants and other staff members.
- The ability to diagnose problems and preform repairs in the following areas;
- Plumbing
- Electrical
- Sheetrock
- General Carpentry
- Roof Repairs
- Painting, Plastering and Compounding
- Sidewalk Concrete Repairs
- Ice/Snow Removal
Specific requirements
- Minimum of 7 years previous experience in property maintenance.
- On Call for services as necessary including nights and weekends.
- Must have own tools.
- Valid Driver's License and vehicle.
- Ability to lift and carry up to 50 pounds regularly.
- Frequent standing, walking, bending, kneeling, and climbing stairs or ladders.
Salary: $25.00 - $30.00/hr
