Superintendent Responsibilities Include But Are Not Limited To
- Respond to service requests from management and tenants such as appliance repairs, simple plumbing/electric repairs, painting, etc.
- Perform routine and preventative maintenance.
- Coordinate and assist with apartment turnovers, including working with outside contractors.
- Perform general maintenance repairs and tasks in a manner that is safe to self, residents, and staff.
- Organizational skills to prioritize service requests and general maintenance tasks.
- Maintain a preventative maintenance program that minimizes emergency repairs, service requests and the utilization of outside contractors.
- Special projects or additional duties assigned by Supervisor that are essential for property operations.
- Work with tenants and other staff members in a positive manner.
- The ability to diagnose problems and perform repairs in the following areas;
- Plumbing
- Electrical
- HVAC
- Appliance Repairs
- Sheetrock
- General Carpentry
- Painting and Compounding
- Ice/Snow Removal
- Must have 5 years of experience in property maintenance, handling work orders and performing preventative maintenance.
- Available to be on calls during the weekdays and weekends as necessary to respond to emergency calls/work orders.
- Must have own tools and valid driver's license.
